Description This is a temporary position from March 9 - May 1. General Summary: Coordinate and provide construction management of specialty and general labor crafts for facilities and building maintenance to maintain facilities and grounds in support load demand and generation requirements. Key Responsibilities: Construction utility and building maintenance project management. Direct the efficient operations and maintenance (O&M) of buildings and grounds, including overall maintenance of buildings and grounds. Manages sourcing of contractors for facilities work (carpentry, plumbing, electrical, painting and janitorial work. Ascertain estimates and determine materials acquisition(s) required for building maintenance projects. Formulate and provide O&M and along with capital budget information as it pertains to construction and building maintenance projects. Sustain records, process work history to correctly identify the different types of paint, coating and specialty applications used throughout the plant, on equipment, walls, etc. Utilize, maintain and update the computerized maintenance management system for building and utility work orders and backlogs for assigned duties. Provide technical support and project leadership for building maintenance projects in coordination with operations, maintenance and engineering. Interpret P&IDs and consult equipment and system manuals Specialty craft and general labor work Complete painting, sandblasting and/or other maintenance/repair projects, as needed Operate and maintain equipment and tools such as paint spray equipment, power tools, sandblast equipment, carpentry tools, jack hammers, and floor machines. Evaluate, repair and maintain site plumbing systems. Maintain walls, doors, floors, drains and ceilings to acceptable aesthetic appearance standards. Perform site floor repairs and replacement to assure accurate and timely installation. Clean-up and upkeep inside buildings and around the plant and grounds which includes but not limited to: sweeping, mopping; washing and burnishing floors; washing windows and bathrooms; removing trash; dusting lighting and hand rails; high pressure water blasting, and steam cleaning. Complete various work throughout the main plant, office, buildings, and grounds to provide support for special/non-routine general housekeeping and/or maintenance requests. Take ownership of housekeeping responsibilities in assigned areas. Maintain assigned tools and equipment in good working condition, and free from any safety hazards to reduce risk of personal injury or damage to equipment. Operate equipment utilized for cleaning drains and piping, picking up bulk material, moving palleted material, and all other assigned tasks related to station clean-up needs. Requirements Job Criteria: Education & Experience: Knowledge typically acquired through a high school diploma or equivalent required. Three years of experience in facilities management with focus in sandblasting, surface repair, painting techniques, masonry tools, fundamentals of mechanics and carpentry is required. Must have a minimum of two years of experience in a generating plant or heavy industrial facility required. Understanding of budgeting and procurement principals, industrial plant systems and safety, typically acquired from a certificate or completion in power, process or maintenance or preferred. Knowledge, Skills, & Abilities Knowledge and proficient regulatory compliance with various agencies including, but not limited to: NFPA, OSHA, EPA and State Department of Health. Knowledge of and demonstrated proficiency in plant equipment and process knowledge Knowledge and general understanding of confined space and tagging clearance procedures Ability to effectively prioritize multiple projects by utilizing strong organizational and time management skills, work in a self-directed manner and have the willingness to assist others when needed to complete work in an efficient manner. Ability to troubleshoot complex equipment and systems Ability to ensure compliance with inventory policies and systems Knowledge, understanding and ability to operate and maintain equipment and tools, such as, power tools, carpentry tools, jack hammers, floor machines, sand blast and hydro-blast equipment. Skills and ability to operate light yard equipment Ability to perform manual labor as well as the ability to operate and assist in operating specialized equipment. Must have a basic understanding of mechanic and carpentry principles and be able to perform repairs and painting according to common industry standards. Ability to maintain skills required to operate telescoping lifts, machinery utilized for cleaning drains and piping, picking up bulk material and moving pallet material. Must be able to read, refer to specifications and understand directions, schedules and other sources of information, as necessary to correctly provide building maintenance to industry standards. Must be able to operate necessary equipment safely and efficiently in all plant site locations. Must be physically able to perform the essential functions of the job. Effectively communicate using verbal and written communications. Must possess skills in Microsoft Office and Maximo along with other computer applications for record keeping. Ability to build and maintain effective work relationships, both internal and external, and establish credibility with employees Ability to maintain a valid driver’s license. Ability and responsibility to work safely alone and with others while following REC safety rules, certifications and procedures. Ability and responsibility to ensure security procedures are followed including immediate notification of potential incidents. Must be able to travel to various locations throughout the plant and facility grounds. Conditions in the plant and facility grounds may include extreme temperatures, noise levels, and heights. There will be infrequent overnight travel, overtime and/or working weekends. This position requires the ability to sit, stand, walk, lift up to 20-50 lbs. frequently and lifting 51-75 lbs. occasionally. The ability to climb, balance, work at heights and work with arms above your head occasionally up to frequently. Ability to occasionally up to frequently stoop, kneel, crouch, crawl, twist and squat, work on even and uneven surfaces and ability to work occasionally in confined space areas. Ability to frequently push, pull, carry, grasp and finger objects. Subject to frequent vibration and hazards and on occasion exposed to fumes, dust or mist. Must be able to differentiate colors, speak and hear.
