Job ID: 2025-232838 JOB OVERVIEW: The Capital Expenditures (CapEx) Coordinator supports Sunrise’s capital planning efforts by administering the organization’s capital improvement fund with a focus on unbudgeted CapEx, commonly referred to as “replace-when-fail contingency fund”, and suite turnover fund across our portfolio of communities. The role also serves as the central liaison between community teams, cross-functional departments, regional leaders and external capital partners to evaluate funding requests, ensure compliance with internal policies and facilitate timely approvals. Additionally, the CapEx Coordinator monitors project expenditures, generates reports on spending trends and provides proactive guidance to stakeholders to support sound capital allocation and operational continuity. This position is primarily remote, with the option for a hybrid work arrangement for candidates located near our Community Support Office (CSO) in McLean, Virginia. EXPERIENCE AND QUALIFICATIONS

  • Bachelor’s degree in Business Administration, Finance, Facilities Management or a related field preferred.
  • Minimum of 2 years of experience in capital budgeting, project management or fund management.
  • Background in capital budgeting, construction, facilities maintenance or interior design preferred.
  • Experience in senior living, healthcare, real estate, or hospitality is a plus.
  • Experience reviewing project scopes, cost estimates or funding justifications in a capital planning or asset management environment.
  • Proficiency in Microsoft 365, particularly Excel.
  • Strong analytical and problem-solving abilities with a keen attention to detail.
  • Strong organizational and time management skills with the ability to manage and prioritize a high volume of requests and communications.
  • Excellent written and verbal communication skills, with the ability to convey technical or policy-related information clearly and professionally.
  • Strong interpersonal skills and ability to build positive, service-oriented working relationships at all organizational levels.

Responsibilities

As a part of the Sunrise team, supporting our Mission, Principles of Service and Core Values is a fundamental part of this job. Our foundational belief is the sacred value of human life. The unique responsibilities for this role include but are not limited to the essential functions listed as follows:

  • Administer and track an annual fund of approximately $20 million for unbudgeted capital improvement projects and an additional $3 million for resident suite turnover expenses.
  • Manage a high volume of funding requests submitted through an online portal and email, ensuring timely and accurate processing.
  • Serve as the central point of contact between community team members, CSO departments, regional leadership and capital partners to promote clarity and continuity in CapEx communication.
  • Facilitate the capital approval process by coordinating with Sunrise leadership, Asset Management and external capital partners.
  • Evaluate proposals and scopes of work from cross-functional teams—including Facilities, IT, Purchasing, Care, Dining and Design—to ensure alignment with Sunrise’s Asset Capitalization Policy.
  • Provide clear guidance to community teams, regional leaders and CSO departments regarding project eligibility, funding criteria and CapEx-related policies.
  • Monitor project expenditures and proactively alert CapEx Managers and Associates when spending is projected to exceed approved budgets.
  • Generate regular and ad hoc reports on unbudgeted capital requests, approval timelines and spending trends to support strategic oversight.
  • Maintain organized records and documentation for all funding requests, approvals, and budget adjustments to support transparency, compliance and audit readiness.
  • Collaborate with Finance and Accounting teams to reconcile spending activity, ensure proper fund allocation and support month-end and year-end reporting processes.
  • Maintain compliance in assigned required training and all training required by state/province or other regulating authorities as applicable to this role to ensure that Sunrise standards are always met.
