Description Financial Analysis & Underwriting Build and maintain detailed development and operating financial models (Excel) including: Development budgets and cash flow schedules Debt and Equity Waterfalls Sensitivity and scenario analyses Analyze project feasibility, returns, and capital efficiency (IRR, NPV, equity multiple). Evaluate alternative capital structures and financing strategies. Capital Sourcing & Execution Assist in sourcing construction loans, bridge loans, mezzanine debt, preferred equity, and JV equity. Prepare lender and investor underwriting packages. Support due diligence, term sheet review, and closing processes. Coordinate with mortgage brokers, banks, debt funds, and institutional equity partners. Investor & Lender Materials Prepare offering memoranda, pitch decks, and investment summaries. Draft financing memos and internal investment committee materials. Track capital markets activity and maintain relationships database. Market & Capital Markets Research Monitor debt and equity market conditions, pricing, and trends. Research comparable transactions, lender terms, and investor requirements. Assist in evaluating macroeconomic impacts on capital availability and pricing. Requirements Bachelor’s degree in finance ,Real Estate, Economics, or related field. 1–4 years of experience in real estate finance, investment banking, private equity, or development. Advanced proficiency in Excel and financial modeling. Strong understanding of real estate capital stacks and financing structures. Excellent analytical, organizational, and communication skills. Ability to manage multiple projects in a fast-paced environment
