Attention to detail and the ability to manage time and meet deadlines are key components of this role.   What would my responsibilities include? General * Respond to work orders via an internet-based phone application * Communicate professionally with residents, staff, and management * Maintain property cleanliness and curb appeal * Report maintenance and repair concerns that cannot be resolved immediately * Maintain regular communication with the Property Manager (phone, text, email required) * Assist with emergency maintenance triage and lockouts as needed * Cover other assigned properties when requested Cleaning * Inspect and clean all building common areas daily (entryways, hallways, stairwells, laundry rooms, community rooms) * Vacuum carpeted areas at least twice per week * Clean interior windows within reach and maintain light fixtures * Keep laundry rooms clean, remove lint, wipe down machines, and prevent storage misuse * Clean and prepare vacant units for new occupancy (deep or light cleaning) * Complete Spring/Fall cleaning projects and additional seasonal tasks as needed Grounds * Sweep entrances, parking lots, and sidewalks * Perform snow removal down to bare concrete, including mailboxes and outdoor trash/recycling areas  * Plant, water, and maintain exterior flower pots and landscaping areas     What do other employees like about working at Hornig Companies? * Culture of positivity, voted Top Workplace - ten years in a row! * Small company family values in our continually growing organization, that prioritizes technology, advancement, professionally maintained buildings and has over 65 years of stability in ownership and management * Ownership and management respect for building and grounds knowledge * Company paid lunches and on-going training * Opportunity to work with a maintenance team sharing comradery and passion for their profession * All employees are eligible for year-end discretionary bonuses * Full benefits package with paid time off and 401(k) match   What should I bring to the team? * Experience in cleaning, housekeeping, caretaking or janitorial experience is preferred. * Ability to lift up to 50 pounds occasionally and 20 pounds regularly. * Have the ability to work independently and in a team environment * Have the ability to stand, lift and bend for up to 8 hours (with breaks) in hot/cold and wet environments * Have the ability to push and pull throughout the course of a work day * Able to meet and deal tactfully and courteously with employees, residents and vendors * Have the ability to manage time, balance and meet deadlines * Have the ability to work independently and in a team environment * Ability to effectively communicate in English, including reading and following instructions on work orders and safety information on cleaning supplies * Able to review and enter information in several different computer programs and phone applications * Able to maintain regular on-site attendance * Ability to effectively communicate in English, including reading and following instructions on work orders and safety information on cleaning supplies * Ability to review and enter information in several different computer programs and phone applications * Possess and maintain valid driver’s license and meet car insurance requirements * Multi-housing experience is a plus!
