Description Position Summary: To report to and take direction Carpenter Supervisor. To fabricate and perform alterations and maintenance repair to Building Authority Properties. Specific Duties: 1. Trains, consults, and leads shift carpenters and others, completing and leading shift priorities. Ensures compliance with Building Authority policies, procedures and safety regulations. 2. Coordinates the scheduling with Supervisors and leading the scheduled work and its execution during their assigned shift. 3. Performs work and Leads their shift to maintain buildings maintained by the Building Authority. Work may include: • Install interior and exterior doors to include door closers and hardware. • Perform repair and maintenance of built-up and rubber roofs. • Perform metal, wood, concrete, and masonry construction as needed. • Install lay-in and inner locking ceilings. • Responsible for drywall installation and finishing construction • Assist the Mechanical, Plumbing, HVAC, Electrical, and Paint shops with maintenance repairs. • Assist in correcting safety issues within the Building Authority property. 4. Evaluates the performance of those they lead on shift and provides recommendation for development of skills to shop Supervisors. 5. Can assist Carpentry Supervisor identifying materials needing ordered including type and quantity of materials needed and other items that may be required for the maintenance and alteration of buildings and systems. 6. Works with Supervisors to estimate, track labor and material costs for alterations, handle web requests and maintenance work orders to completion, this includes ensuring the shift CMMS documentation is completed. 7. Work with Supervisors to identify materials to maintain an adequate inventory of commonly used parts and materials. 8. Performs all other duties as assigned and assists other shops in performing their maintenance as needed. 9. To comply with Building Authority policies, procedures, and safety regulations. Equipment used: The carpenter lead should be familiar with equipment and tools including various carpenter saws, routers, drills, carpenter and masonry hand tools, air compressors, motor vehicles, man lifts, safety equipment, and PC, Microsoft Office, and CMMS Software. Requirements Minimum Qualifications: 1. High School Diploma. 2. Valid Indiana Drivers’ License 3. Ability to work independently. 4. Previous experience and working knowledge in structural and finishing carpentry. 5. Experience working in a maintenance CMMS system 6. Experience Leading others and Projects to completion. 7. The ability to work well with others to include employees, vendors, contractors and good customer service to tenants. 8. Good time management skills 9. Ability to work a flexible schedule if needed.
