CLIENT-SIDE BLOCK MANAGER – SURREY – £40K + £5K CAR ALLOWANCE

One Property Recruitment is seeking a proactive and detail-oriented Block Manager to join our client- based in Surrey. This is a fantastic opportunity to manage a well-maintained residential leasehold portfolio, all located within a manageable radius of the office. Driving is essential for this role, and a £5,000 car allowance is included to support this. With no involvement with Directors, you’ll focus on delivering exceptional service directly to leaseholders in a supportive and collaborative environment.

Responsibilities
  • Manage a defined residential block portfolio, ensuring consistent and professional property management.
  • Conduct regular property inspections to assess building condition and identify repair or maintenance requirements.
  • Oversee both day-to-day and cyclical maintenance, liaising with contractors and monitoring service quality.
  • Project manage major internal and external works as necessary.
  • Prepare annual service charge budgets, including reserve fund allocations.
  • Monitor expenditure and report on budget performance throughout the financial year.
  • Administer service charge, ground rent, and insurance arrears recovery.
  • Ensure full compliance with all relevant health and safety legislation.
  • Manage the Section 20 consultation process, including the drafting of notices.
  • Where applicable, manage on-site staff, including recruitment and appraisals.
  • Liaise with the in-house insurance team on claims and related matters.
  • Maintain internal systems such as Qube and contribute to content on the company website.
  • Communicate management updates clearly to residents and lessees via various channels.
  • Maintain positive relationships with leaseholders, residents, contractors, and colleagues.
  • Provide regular updates and reporting to ensure internal transparency and accountability.
  • Fulfil any additional duties as reasonably requested by the Head of Block Management.
