Our National Commercial Services team is expanding, and we’re seeking a Commercial Abstractor who thrives in a fast-paced, detail-oriented environment, and brings strong research and analytical skills to support accurate title work.
This position is a hybrid schedule based out of our Minnetonka, MN office.
About the Role
As a Commercial Abstractor, you will play a vital role in producing and refining title searches that support complex commercial real estate transactions across a five-state region. You’ll be responsible for conducting and analyzing searches in Minnesota, while coordinating abstracting work through third-party vendors for Iowa, Wisconsin, and the Dakotas. Your expertise will help our underwriters and title officers ensure smooth, compliant closings on large-scale commercial deals.

Key Responsibilities

  • Perform in-depth searches of public records in Minnesota using ORT’s proprietary title plant (ORBIT) and other online platforms.
  • Order and manage abstracting work from third-party vendors across IA, WI, ND, and SD.
  • Analyze title records including deeds, mortgages, liens, judgments, easements, and other encumbrances.
  • Prepare refined title search reports and identify any defects, gaps, or issues in the title chain.
  • Collaborate with underwriters, title officers, escrow professionals, attorneys, and clients to resolve title issues.
  • Maintain compliance with state laws, industry regulations, and company procedures.
  • Stay up to date on real estate law, land records systems, and title industry best practices.

What You Bring

  • Active Abstractor License in Minnesota or Iowa (required).
  • 3+ years of experience in commercial title abstracting or examination.
  • Proficiency in legal descriptions, land records, and title chain analysis.
  • Experience using ORBIT, other title software, and digital record platforms.
  • Strong attention to detail and accuracy in a high-volume environment.
  • Ability to work independently and manage multiple priorities with minimal oversight.
  • Clear, professional communication skills — both written and verbal.
  • Dependable, positive, and team-oriented mindset.

The estimated pay range stated represents the typical pay range for this position or similarly employed employees or employees performing substantially similar work. Factors which may be used to determine the actual pay rate may include, but are not limited to, education, training or experience; seniority; merit and work performance; quantity or quality of production; regional differences in compensation; differences in local minimum wages, or ability and effort.
Position’s Pay Range:
$24.00 - $42.00 an hour.
