QUALIFICATIONS:

· Minimum five (5) years’ of directly related hands-on experience.
· Certified 5th Class Power Engineer
· Mechanically inclined with the ability to operate, perform preventative maintenance on and trouble shoot if reactive maintenance is required including - HVAC, electrical, fire alarm panels, sprinkler systems, etc. and read/understand related building drawings.
· Familiarity with preventative maintenance programs.
· Working knowledge and understanding of Building Automation Systems Sequence of Operations.
· Hands-on knowledge of general maintenance and repairing building components such as lights, ballasts, plumbing, door hardware, etc..
· Familiar with Provincial Health & Safety Legislation (i.e. WHMIS).
· Physically fit enabling reasonable lifting, pushing, pulling, climbing, and walking.
· Ability to work independently on certain tasks and with other team members for tasks requiring more than one person.
· Be organized including attention to details, ability to prioritize workloads and to handle multiple demands and competing priorities.
· Strong interpersonal and communications skills dealing with tenants, service contractors and suppliers.
· Be self-motivated, self-confident, diplomatic, innovative and able to accept challenges.
· Ability to resolve problems using facts and sound reasoning.
· Computer literacy including proficiency in Microsoft Office; Yardi (eg. Commercial Rent Café) experience preferred.
· Ability to work a 40-hour week and be available for after-hours situations as required.
· Current first-aid certificate an asset.
· Valid Class 5 driver’s license.
· Must be bondable and able to present a clean criminal clearance check as required.
Job Types: Full-time, Permanent
Pay: $60,000 - $70,000 per year (based on experience and qualifications)

Responsibilities

· Perform preventative maintenance and unscheduled building repairs and general maintenance including HVAC, electrical, plumbing, door repairs, lighting, washroom fixtures, floor tiles, ceiling tiles, drywall and other areas/equipment as required to maintain a minimum health and safety standard.
· Facilitate and supervise all contracts and contractors related to the Property.
· Coordination of tendering projects and gathering quotations by contractors, provide recommendations, and implement and manage the project with respect to repairs and replacement of equipment.
· Daily inspection, periodic testing on HVAC, mechanical, electrical, telecommunication and life safety equipment to ensure efficient performance. Perform minor repairs and adjustments as needed.
· Monitoring of chilled, condenser, and hot water systems, checking pressures and temperature gauges.
· Changing filters on the ventilation systems not covered by the building’s preventative maintenance program.
· Coordinating the testing and maintaining records for chemical water treatment on open and closed loops.
· Monitoring and control of all life safety equipment including the fire alarm and sprinkler system, smoke detectors, fire extinguishers, standpipe connections, etc..
· Implement and maintain emergency, fire and life safety plans, emergency procedures, building access controls, security systems, reports and recommendations.
· Monitoring of the wet and dry sprinkler system and coordinating (with contractors, monitoring stations, etc.) the draining and re-filling of the sprinkler systems as required.
· Respond to emergency situations as required (i.e. power outages, fire alarms, etc.).
· Answering all tenant calls regarding heating & cooling and operational problems as well as building emergencies (i.e. water leaks); co-ordinate same with the tenant to ensure proper repairs are being completed on a timely basis.
· Maintaining an accurate log of daily activities as required while on shift.
· Inventory of building supplies and materials.
· Management of waste, recycling and hazardous materials.
· Coordinate with contractors for scheduled diagnostic and periodic legislative tests/inspections of building systems and related equipment to ensure reliability and functionality.
· Ensure occupational health and safety best practices are implemented.
· Recording utility meter readings for consumption if check meters are available.
· Assist in the budgeting input process.
· Cleaning including parking lot, entrances, sidewalks and loading areas as required if the task cannot wait until the arrival of the overnight cleaners.
· Snow removal from sidewalks and entrances if the task cannot wait until the contractor’s arrival.
· Maintain ongoing communications with the Director, Commercial Property Management to ensure that information is shared on a timely and effective basis.
· Organize and maintain operations storage areas.
· Be available for after-hours emergency situations.
· Assist with the building operations of other properties in the portfolio as required.
· And other tasks as directed by the Director, Commercial Property Management.
