We are seeking a Commercial Maintenance Supervisor that is responsible for effectively and efficiently performing repairs, managing teams and preventive maintenance throughout the commercial portfolio. Essential Duties and Responsibilities Completes or assigns tenant requested service orders on a timely basis. Troubleshoots, diagnoses, and corrects minor HVAC failures, electrical problems, minor appliance failures and minor plumbing failures. Provides minor carpentry and sheet-rock repairs. Performs necessary preventive maintenance on all commercial units. Re-keys locks and cuts keys. Assists in monitoring inventory of maintenance supplies, facilitating accurate replacement orders. Inspects property for safety hazards, general maintenance issues and advises management of any necessary action. Incorporates both safety and customer service in performance of all job duties. Completes all job duties within Company guidelines and in accordance with Federal, State and Local laws. Must maintain a professional appearance. Oversee vendors. Utilizes work order software. Assist in the selection of maintenance team members; train and evaluate maintenance teams. Develop specifications for work to be completed. Continuously review contracts/agreements with vendors who provide supplies or ongoing services for cost savings and quality enhancements. Recommend changes to Maintenance Management. Manage budget items related to the maintenance of commercial properties. Ensure that office staff have timely information they need to respond effectively to questions from tenants, particularly if the repair will be delayed for any reason. Evaluate bids with Maintenance Management and determine which vendors will be selected. Achieves high productivity through reliable and punctual attendance and report any tardiness, attendance, and disciplinary issues to the Field Operations Manager. Additional Responsibilities Performing additional work as directed by management Must participate in the on-call rotation Position may require occasional overtime Qualifications Education and/or Experience Qualifications High school diploma or equivalent Two years apprenticeship or trades training preferred Three years’ experience in maintenance or related field Supervisory experience Competencies Ability to understand and follow instructions and communicate effectively. Ability to apply quality and safety standards. Have knowledge of OSHA safety rules and regulations Ability to work under pressure and meet deadlines Must be able to communicate effectively and work well with tenants, supervisors, employees, and vendors.
