Position Overview The Maintenance Technician plays a critical role in delivering high-quality maintenance services across a portfolio of commercial properties. This position is responsible for performing a variety of skilled repair, preventative maintenance, and curb appeal tasks to ensure buildings remain safe, operational, and visually appealing. The Maintenance Technician works directly with property managers, tenants, and vendors to identify issues, complete service requests, and maintain strong client relationships. Location: This position supports our Northern Indiana portfolio, with regular travel to locations such as South Bend, Elkhart, Goshen, Warsaw, and Valparaiso. A company vehicle will be provided. Schedule: Monday – Friday, 7:30a - 4:30p ET, on-call rotation Reports to: Facilities Operations Manager The Perks: Rotational on-call schedule - plus a $100 “thank you” bonus for each on-call week, giving you more predictability and work-life balance Fast-access medical benefits – available within 30–60 days of hire 401(k) with company match – plus access to a dedicated Financial Advisor Paid holidays from day one – no waiting period Generous PTO – 15 days of paid time off after just 60 days Tool reimbursement – keep your equipment in top shape Education reimbursement – for approved job-related courses Entrepreneurial, collaborative culture – your ideas and skills matter here Key Responsibilities Maintenance & Repair Ensure the property remains in excellent physical condition through timely and professional repair work: Perform facilities maintenance duties including but not limited to plumbing, electrical, HVAC, carpentry, appliance repairs, and curb appeal Diagnose maintenance issues, determine necessary repairs, and complete work using proper tools and techniques Respond promptly to service requests and emergencies to minimize downtime and tenant disruption Participate in a rotating on-call schedule to respond to after-hours emergencies across the portfolio Maintain work areas in a clean, organized condition and ensure job sites are left clean upon completion Complete routine preventative maintenance on mechanical systems, equipment, and building components Conduct inspections of interior and exterior areas to identify maintenance needs or safety hazards Maintain detailed service logs and inspection records for each property in accordance with company standards Recommend long-term repair needs or capital improvements based on observed conditions Client Services & Communication Deliver exceptional on-site service that supports client satisfaction and tenant retention: Represent the company professionally while working at client sites and interacting with tenants or building owners Coordinate with property managers and ownership groups to understand priorities and timelines for maintenance tasks Respect client and tenant spaces by minimizing disruption and maintaining a courteous, professional demeanor Take ownership of assigned properties and uphold a high standard of care on behalf of the client Safety & Compliance Ensure a safe work environment and compliance with all safety regulations and internal policies: Follow all company safety protocols and adhere to OSHA standards in daily work Report hazardous conditions or safety violations immediately to management Use personal protective equipment (PPE) and proper safety procedures when operating tools or machinery Participate in regular safety training and contribute to a safety-conscious workplace culture Technology & Documentation Use the company’s work order system to receive, update, and close maintenance requests in real time Accurately log service details, parts used, and time spent on each task to ensure proper tracking and reporting Monitor assigned work orders daily and prioritize based on urgency and client needs Submit required documentation, including photos or service notes, in accordance with company standards Qualifications Education & Experience High school diploma or equivalent required; trade school, technical training, or associate degree in a related field preferred 2+ years of hands-on maintenance experience in commercial or facilities environments Valid driver’s license and acceptable driving record required EPA Section 608 HVAC Certification preferred Skills & Competencies Strong technical knowledge of building systems and repair techniques including HVAC, electrical, plumbing, and general building systems Excellent troubleshooting and problem-solving skills Ability to read and interpret blueprints, schematics, and technical manuals Strong communication and customer service skills, with the ability to interact professionally with clients, vendors, and tenants Comfortable working independently and managing time across multiple job sites Basic computer skills for using work order systems, email, and mobile apps Dependable, responsive, and able to adapt to changing priorities and urgent needs Why Join Our Team?
