Job Title: Commercial Manager
Location: Offaly Ireland
Industry: Joinery / Construction / Manufacturing
Reports to: Managing Director / Operations Director

Job Purpose To oversee and manage all commercial and contractual aspects of joinery projects, ensuring profitability, cost control, client satisfaction, and compliance with relevant legislation and standards. The Commercial Manager will support the business’s growth and efficiency through robust commercial practices.

Key Responsibilities

  • Contract Management
  • Negotiate, review, and manage contracts with clients, suppliers, and subcontractors.
  • Ensure compliance with contract terms, legal frameworks, and industry regulations (e.g., RIAI, CIF standards).
  • Cost & Budget Control
  • Prepare project cost plans and estimates.
  • Monitor project budgets and cost forecasts.
  • Value engineering and cost analysis throughout the project lifecycle.
  • Project Commercial Oversight
  • Support project managers and site teams with commercial input and decision-making.
  • Lead monthly project reviews and commercial reporting.
  • Monitor variations, claims, and final accounts.
  • Tendering & Bidding
  • Oversee and support the preparation of tenders and pricing for new work.
  • Develop pricing strategies and margin targets.
  • Evaluate subcontractor and supplier bids.
  • Team & Stakeholder Management
  • Manage QS, procurement, and estimating teams.
  • Liaise with clients, architects, and other stakeholders to manage expectations.
  • Maintain strong relationships with key partners and clients.
  • Compliance & Risk Management
  • Ensure compliance with Irish construction regulations, health and safety, and sustainability standards.
  • Identify commercial risks and opportunities early and manage accordingly.

Key Skills & Experience

  • 5+ years in a commercial or quantity surveying role, ideally in joinery, fit-out, or construction.
  • Strong knowledge of commercial contracts and procurement in the Irish construction industry.
  • Experience managing large bespoke joinery or interior fit-out projects.
  • Excellent negotiation, communication, and leadership skills.
  • High proficiency in MS Office, project software (e.g., Buildertrend, Procore, or similar), and financial tracking tools.
  • Relevant qualifications in Quantity Surveying, Construction Management, or similar.

Desirable

  • Experience with public and private sector projects across Ireland and/or the UK.
  • MRICS or similar professional accreditation.
  • Familiarity with LEAN principles or sustainability practices in manufacturing.
