POSITION OVERVIEW
Position: Commercial Project Manager | Full Time | Salaried Employee
Reporting to: General Manager; & CEO / Owner
Direct Reports: Project Coordinator / Project Management Assistant
The Project Manager leads, directs, and coordinates the daily management of the assigned project(s). This leadership position is accountable for the overall performance of the project including costs, schedule, quality, project status, and adherence to company policies and procedures. More importantly, the Project Manager will manage a successful team and help develop future construction professionals. This is a primarily an office-based role with regular site visits required.
REQUIREMENTS & QUALIFICATIONS
· Minimum of 3+ years experience in managing commercial projects and tenant improvements.
· Post-secondary education (Diploma or Degree) in a construction-related field
· PMP Certification (would be an asset)
· Must have complete understanding of prime contract procedures to ensure clear concise execution of design-build agreements, CCDC-2 Stipulated Sum & CCDC5b Construction Management contract types.
· Previous experience in a Tenant Improvement design-build company is considered an asset.
· Fluent & comprehensive communication of the English language in verbal & written communication.
· Ability to read and understand all drawing disciplines including architectural, interior design, structural, mechanical, electrical, and communications.
· Willing to train with construction project management software required; preferably Builder Trend or Procore.
· Proficient in Microsoft Office including Outlook, Word, Excel, and PowerPoint.
· Proficient on MS Project to create project and construction schedules.
· Proficient in drawing takeoff software; preferably Blue Beam architectural software.
· Excellent organizational, time management and problem-solving skills.
· Proven ability to collaborate well with others towards a common goal.
· Quality planning and organization skills.
· Positive out going attitude with a desire to learn & achieve a high level of professionalism.
Responsibilities:
· Participate in new project pursuits in support of Business Development.
· Manage commercial construction projects from inception to completion, including all phases (Pre-Construction, Construction, Post-Construction), ensuring alignment with safety, quality, budget, schedule, and profitability.
· Lead and communicate with all project stakeholders, including Site Managers, clients, designers, trades, and architects, to ensure effective coordination and relationship management.
· Oversee construction tenders and negotiations.
· Lead and motivate the project team to uphold quality, ethical standards, and performance.
· Lead post project meetings with project team to gather feedback and establish Lessons Learned.
· Oversee project schedules, cost reports, and ensure that all activities are aligned with project timelines, including communicating updates to all contractors.
· Ensure the successful completion of projects, from bidding and estimating through to closeout, final inspections, and building occupancy permits.
· Manage preconstruction activities (Estimating, Operations Plan, Scheduling)
· Responsible for trade bidding, scope review, bid leveling and awards of subcontracts.
· Utilize Buildertrend to set up the project, input budget estimates and proposals, manage timesheets, and oversee project documentation.
· Ensure Subcontracts (SC), Subcontracts Change Orders (SCCO) and Purchase Orders (POs) are produced accurately.
· Responsible for the change order and subcontract change order process.
· Collaborate with the Superintendent and Safety Director on implementing and enforcing the safety program.
· Manage and develop staff as assigned, including providing input on performance evaluations.
· Always ensure strict adherence to ethics and compliance requirements.
· Develop relationships with owners, subcontractors, and consultants.
· Work with Accounting team to initiate Customer Pay Application process monthly.
· Responsible for project and construction schedules and sequencing of work.
· Ensure trade contractors have the latest schedule and are contractually tied thereto.
· Review, validate and manage the project financials commitments.
· Manage closeout process, close out documents and deficiencies.
· Oversee project coordinators connected to projects being managed.
· Additional duties and responsibilities may be added as assigned.
