Description

SKILLS AND QUALIFICATIONS:

  • At least 2 years of experience managing strata commercial or residential strata properties, previous experience in a property management environment or similar related professional environment.
  • Hold a current licenses for Strata Property Management, issued by the Real Estate Council of British Columbia.
  • Thorough knowledge of the Strata Property Act and the Residential Tenancy Act of British Columbia
  • Strong understanding of building/property systems and operations and delivering projects to keep the properties and their systems operational and current with codes.
  • Excellent written and verbal communication skills in English. Proficiency in other languages spoken and written by our clients is a strong asset.
  • Financial and business acumen to understand owner priorities and building needs, and to create budgets and manage expenses to budget.
  • Good knowledge of MS Office products (Word, Excel, PowerPoint, Outlook, etc.).
  • Adept at using property accounting systems (e.g., Yardi) and building management and owner/tenant portals, and keen to implement new technologies and tools
    A current Representative License to provide Rental Property Management Services as issued by the BC Financial Services Authority, a valid BC driver’s license and access to a vehicle with business insurance are requirements of the role.
Responsibilities
  • The main responsibilities of this position may include, but are not limited to, the following:
  • Advising owners, strata and commercial strata councils regarding the application of their bylaws, the Strata Property Act and other relevant legislation (Real Estate Services Act, Residential Tenancy Act and Workers Compensation Act).
  • Preparing for and effectively chairing council and general meetings, generally held during standard daytime business hours.
  • Hire, train and supervise site staff, and liaise with site staff to prioritize repairs, general building maintenance and cleaning.
  • Responding to emergencies & filing insurance claims.
  • Performing procurement duties (soliciting bids, reviewing contracts, processing invoices, overseeing contractor work, administering special projects).
  • Preparing annual council budgets, ensuring collection of fees and levies, and ensuring accounts are received and paid on time.
  • Financial and business acumen to understand owners’ priorities, craft rental property budgets, manage expenses, and achieve desired outcomes for the properties. Prepare annual property budgets, authorize spending, and track budget variances.
  • Performing administrative functions (preparing notices, reviewing accuracy of certificates, updating building information, etc.).
  • Regularly interact with client owners (in person, phone, electronic) to inform and educate them about their property, and with tenants to address their concerns.
  • Prepare and execute client agreements for property management
  • Negotiate and/or approve rental and lease agreements and ensure agreement obligations are fulfilled.
  • Adept at using property accounting systems (e.g., Yardi) and building management and owner/tenant portals, and keen to implement new technologies and tools.
  • Regularly visiting and inspecting sites and building solid relationships with the owners and tenants.
