Overview POSITION OVERVIEW Fidelity National Financial (FNF) is seeking a detail-oriented and experienced Commercial Title Officer to join our team in either Louisville, KY or Nashville, TN. This is a fully onsite role supporting complex commercial real estate transactions from start to finish. The ideal candidate will have deep knowledge of title review, curative processes, and underwriting guidelines, and will be comfortable collaborating with clients, attorneys, underwriters, and internal teams. DUTIES & RESPONSIBILITIES Examine commercial title records including property histories, surveys, legal descriptions, and public documents to identify ownership and encumbrances. Prepare and issue title commitments, preliminary title reports, and final title policies, ensuring compliance with underwriting and legal standards. Identify title defects and proactively work to resolve them through corrective documentation, curative actions, and collaboration with legal counsel when needed. Serve as a subject-matter expert on title insurance and commercial real estate transactions for internal and external stakeholders. Review and approve recorded documents and coordinate closely with escrow teams and attorneys to ensure a smooth closing process. Maintain organized and complete title files in accordance with regulatory and company requirements. Act as liaison between underwriters, clients, and internal teams to clarify issues, provide guidance, and ensure timelines are met. Stay informed on local title laws, regulatory changes, and industry best practices, particularly in Kentucky and Tennessee. MINIMUM REQUIREMENTS High school diploma or GED. Professional experience as a Title Officer, with a strong focus on commercial transactions. In-depth knowledge of title insurance practices, underwriting standards, and real estate law in KY and/or TN. Familiarity with commercial real estate transactions including multi-parcel, multi-party, and development deals. Experience working directly with attorneys, lenders, surveyors, and underwriters. Strong analytical, organizational, and problem-solving skills. Excellent communication skills, both written and verbal. Proficiency with title software systems and MS Office Suite. Ability to work onsite in either Louisville, KY or Nashville, TN. PREFERRED EXPERIENCE Experience with national underwriters. Prior work in a high-volume or multi-state title environment.
