About the Role We are seeking a Leasing Specialist to join our team at Atrium to work on-site at one of our apartment communities in Gainesville. You're a current Leaser or Assistant Property Manager with a strong track record who's looking for a company to help you take your career to the next level. SALARY: $16.00 to $20.00 per hour based on experience BONUS PAY: Eligible for leasing commissions and additional bonus opportunities (as applicable) SCHEDULE: Full Time, 5 day work schedule, Saturdays are requiredCommunity Leasing Office hours of operation:Monday - Friday 8:30am - 5:30pm, Saturdays 10am - 4pmClosed on Sundays Key Responsibilities Have complete knowledge of the apartment community and competition in the area Maintain daily traffic logs, phone logs, and follow-up Greet customers and tour apartment community while listening to and focusing on customer’s preferences Demonstrate amenities, apartment homes, pricing, and close leases Process incoming lease applications, run credit verifications, track all prospective tenants, and follow up on all leads Maintain an acceptable closing ratio as directed by Property Manager Prepare lease documentation and conduct lease signings Coordinate all move-ins, move-outs, transfers and lease renewals to achieve maximum occupancy and resident retention Minimize vacancy loss by securing leases within 5 business days of move-out Generate prospect traffic through marketing efforts: community outreach, resident referrals, and property tours Shop the competition and assist with preparation of leasing reports and sales and marketing plans Assist Property Manager in achieving net operating income and occupancy goals Act in accordance with all fair housing laws Required Qualifications: Reliable transportation Excellent communication skills & great attention to detail Commitment to work Saturdays (flex time provided; 5 day work week) Desire to work as a team with ability to work independently on occasion Strong computer skills: Microsoft Office, Email, Gmail/Google Workspace, and social media as it pertains to marketing of community High school diploma (some college preferred) Preferred Qualifications: 6+ months experience leasing at an apartment community Experience with property management software (Appfolio, Yardi, Tenant Turner, Knock, Property Meld, etc) Real estate license is a nice to have Bi-lingual (English/Spanish) is a big plus.
