Description Burkentine is growing and as a result we are looking for a Community Manager to join our dynamic team. The Community Manager is responsible for directing and overseeing all operational activities at the property level. The Community Manager is responsible for the day-to-day operations of an assigned property, including managing the team members, daily activities, and resources of the property to achieve established budgeted financial and operational goals and ensure that the operation of the property complies with Company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing multi-family housing operations. Requirements Personnel Screen, hire, train, coach and develop on-site staff. Train staff on best practices in compliance with Burkentine standards. Create and maintain staff schedule and assignments. Document and handle effectively any performance concerns and work with HR to terminate when necessary. Ensure compliance with any and all Burkentine policies and procedures. Leasing Oversees the lease enforcement process by approving prospective resident applications, discounts, renewal leases, following proper notice requirements, and assisting in the eviction of residents. Oversees the marketing/sales/customer service effort to ensure maximum occupancy by providing proper tools and training to staff, reviewing monthly traffic reports, and market Surveys. Gathers, analyzes, and interprets current market and economic trends that may impact the property and implements short- and long-range marketing and leasing strategies to achieve the property’s occupancy and revenue goals. Possess knowledge of all phases of leasing and resident retention programs. Answer and handle incoming calls from current residents, always offering them excellent customer service. Financial Management Provides input into the development of budget(s) for the property by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports that establish historically and forecast monthly performance. Meets targeted revenue by reviewing rental rates, ensuring rent and fees are collected and posted in a timely manner, and preparing and reviewing monthly financial reports. Oversees collection of income and the management of expenses including resident receivables and site reports, including approving invoices and creating purchase orders, to produce the maximum economic benefit for communities. Controls expenditures by staying within the constraints of the approved budget. Administrative Maintain property appearance and ensure repairs are noted and completed on a timely basis (this requires regular property inspections and tours) Conduct property tours, provide updates and information about the property's performance, and respond to owner requests as needed. Keeps senior management advised of significant operational problems and deviations from the plans for communities in a timely manner. Maintains good resident relations by prompt and complete response to resident problems. Responds regarding all actions that involve or influence communities managed in an appropriate manner including housing violations, evictions, and insurance claims with consideration for risk management. The Community Manager shall be responsible to respond to all emergency situations, preparing all necessary reporting, and notifying their Regional Manager. Qualifications 3+ Years Experience as a Community Manager or similar Bachelor’s degree Must have valid driver's license Having a working knowledge of the Microsoft Office Suite of Products (Word, Excel, PowerPoint), Yardi, and other property management related software. * Applicants considered for hire will be subject to a pre-employment background check * Why Burkentine?
