Job Description
The Ivory University House represents a new model for student housing and supporting higher education. The Ivory Family, The Church of Jesus Christ of Latter-day Saints, and the University of Utah are excited to participate in this project, which will provide 623 academically focused students with an opportunity to live next to campus. Capstone Management Partners and Cardinal Group have been selected to manage the project, and we are searching for the most critical on-site team member: a rock-star Community Manager!
This is not your regular student housing community. All net proceeds from rent paid to the Ivory University House will be donated by the Ivory Family to a new scholarship fund at the University of Utah. Over the next 100 years, this new fund is expected to produce up to $1 Billion in scholarships. This new scholarship fund will support students from all walks of life, including first-generation students, by providing scholarships, housing assistance, and internship opportunities for years to come.
The mission of Ivory University House is to provide students with a focused learning community where they will feel welcomed, engaged, supported, and secure as they work diligently toward their educational and career goals. The project has also identified experiential Core Values for residents to live and abide by:

Additionally, we are looking for residents to commit to a code of student conduct to assist in creating the values this community will stand for. We are asking residents to maintain a positive, studious, and engaging living environment that is free of: alcohol or other drugs, gambling, possession, viewing, distribution, or display of pornographic material, and any illegal activities or behavior that violate state or federal laws, or overnight guests.
Due to the unique conditions of this project, we are looking for a dynamic and impact-oriented Community Manager who understands our mission and is invested in building a pioneering community for a new model of student living and higher education. This person will need to be a stellar communicator and community builder, a great leader and supervisor, and someone who feels passionately about this work and why we do it.
The first phase opened in the Fall of 2023, will its first 124 students. The second building will opened January 2024 for an additional 156 students, with two additional phases and hundreds of added beds coming in the Fall of 2024. The total bed count will include 623 bed spaces in studio apartments, as well as on-site parking, ample community spaces, study lounges, courtyards, gaming rooms, a fitness center, a yoga room, and offices for CMP staff and the Ivory House Innovation Center.
As a Community Manager, you are primarily responsible for protecting, maintaining, and enhancing the value of the community while also maximizing the living experience for residents and the community. This is accomplished by effectively directing and coordinating the community’s overall operational activities.
RESPONSIBILITIES (Including but not limited to):
· Demonstrate a positive, professional, and client-oriented attitude about the company with team members, residents, clients, and the public.
· Strive for improvements in community performance to meet or exceed annual financial and operational goals.
· Direct the day-to-day activities of loss prevention, risk management, safety/security, maintenance, marketing, leasing, and ongoing facility upkeep.
· Directly supervise Assistant Community Manager (FT), Community Assistants (student/part-time), Leasing and Marketing positions (FT and student/part-time), Maintenance Team Lead (FT), Maintenance Tech (FT), Porter (FT), and various service contract providers.
· Develop working income for operating the property, by managing cash flow requirements and leasing strategy.
· Analyze and produce monthly financial statements including operating variances from budget, cash management, and strategies for collection of receivables.
· Maintain complete and accurate community files and records, including finalized audits to ensure lease data has been input correctly into management software.
· Coordinate collection and documentation of all revenues following lease obligations of residents.
· Engage, contract, supervise and approve invoices for all goods/services required to maintain the community.
· Successfully lead on-site maintenance technicians, office staff, and leasing team members.
· Manage resident relations as they pertain to coordinating requests for repairs and maintenance, understanding rent charges, lease issues, and other resident concerns.
· Participates in Cardinal U training as required and monitors Team Member participation in Cardinal U.

QUALIFICATIONS

· Four (4) years of experience in property management. Must have a strong working knowledge of leasing, marketing, construction, residential law, and resident relations.
· Working knowledge of property management software; Entrata is preferred.
· Working knowledge of Microsoft Office Word, Excel, and the Google platform.
· Ability to analyze a monthly financial statement and prepare detailed budgets and operating forecasts.
· Ability to note deviations from financial plans, determine causes, and to provide recommendations to the company on required action plans.
· Strong written and verbal communication skills.
· Ability to understand and carry out industry-specific written and oral direction. A positive, innovative approach to problem-solving.
· Present ideas in a clear, concise, understandable, and organized manner; negotiate, persuade, and modify opinions in order to reach the goals/objectives of the organization.
· Ability to work independently as a project leader and team member. Ability to relate well with others even while working at a distance or remotely.
· Ability to work in an efficient manner with a high level of accuracy, attention to detail, and follow-through.
· Excellent time management and general organization skills.
· Neat, professional appearance.
· Strong client relations skills and previous supervisory experience are required.

Routine local travel may be required to assist properties as needed and attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
