We are seeking a highly motivated and experienced SC Licensed Community Manager to lead operations for a townhome community in Greenville, SC. As the face of the property, you will embody professionalism and deliver exceptional customer service every day.

POSITION SUMMARY:

As Community Manager, you will play a vital role in supporting the Regional Manager in maintaining our properties and maximizing financial returns in alignment with ownership objectives. Your responsibilities will include overseeing the office staff, engaging with prospective tenants, and ensuring a welcoming atmosphere throughout the community.

Key Responsibilities:

  • Lead, hire, train, and manage office staff to deliver excellent service and support.
  • Ensure compliance with all company policies and procedures among team members.
  • Prepare and analyze weekly and monthly reports, conduct market surveys, and implement effective advertising and marketing strategies.
  • Schedule and conduct tours of market-ready units, address concerns, secure commitments, and follow up with prospective residents.
  • Review rental applications and lease forms for accuracy and adherence to resident qualification guidelines.
  • Prepare move-in and welcome packages to create a positive first impression.
  • Respond to community emergencies effectively and efficiently.
  • Complete and submit all required community reports in a timely manner.

KNOWLEDGE, SKILLS & ABILITIES:

  • Exceptional interpersonal, customer service, sales, and communication skills.
  • Strong organizational abilities with a friendly, enthusiastic, and diligent approach.
  • Familiarity with contracts and basic math is preferred.
  • Proficiency in operating standard office equipment and basic computer skills.
  • Willingness to work weekends and holidays as needed.

QUALIFICATIONS:

  • Active South Carolina Property Manager License required.
  • Minimum of two years of previous experience as a Community Manager.
  • Experience in budget preparation and staff management preferred.
  • Must successfully pass a background check and drug screening upon offer.
