JOB PURPOSE
The Community Manager is responsible for the overall operations and management of the assigned property. This role plays a key part in protecting the company’s investment and ensuring an exceptional living experience for residents.
Primary Duties & Responsibilities
Include but are not limited to:
- Develop and implement an annual business and marketing plan, including occupancy and revenue goals
- Monitor expenses and obtain approval for any overages
- Maintain target occupancy levels and rental rates
- Prepare operating budgets; submit monthly variance and occupancy reports
- Maximize Net Operating Income (NOI) through cost control and revenue strategies
- Collect rent, address delinquencies, and manage eviction processes as needed
- Oversee resident invoicing, deposit accounting, and refund requests
- Conduct regular staff meetings and training
- Coordinate maintenance and reconditioning with Regional Manager approval
- Ensure property standards are maintained, including cleanliness and curb appeal
- Hire, train, and retain on-site staff (leasing, maintenance, grounds, and security)
- Conduct performance evaluations and support professional development
- Work with HR on employee benefits, welfare, and disciplinary actions
- Approve purchases and coordinate with regional teams for major repairs
- Resolve resident concerns, including roommate or neighbor disputes and lease renewals
- Manage resident retention, marketing, and advertising efforts
- Respond to after-hours emergencies when required
- Ensure integrity in all community operations, events, and resident communications
- Approve all leasing activity and confirm proper documentation
- Serve in Assistant Manager, Leasing Consultant, or Accounts Manager roles as needed
- Ensure eviction processes align with legal counsel directions
- Promote a positive, team-oriented work environment and high-quality resident experience
- Comply with Company Safety Policies and Fair Housing Laws
- Recommend and manage capital improvements with company approval
- Monitor local market trends; conduct monthly competitor surveys
- Lead resident move-ins/outs and summer lease turnovers
- Oversee accurate data entry in Entrata (leads, follow-ups, work orders, and resident information)

- Proficiency in Microsoft Word, Excel, and Entrata
- Strong written and verbal communication skills
- Ability to analyze reports, budgets, and data

- Leadership and team development experience
Education and Experience
- Bachelor’s degree (B.A.) from a four-year college or university preferred
- 1–2 years of related experience, or equivalent combination of education and experience

Budget Responsibility
- Develop and recommend budget allocations
- Administer expenditures within an approved budget
- Monitor and track budget performance
- Organize and support budget data collection
Supervisory Responsibilities
- Direct and indirect supervision of 1–10 employees
- May include supervision of subordinate supervisor
