We are seeking a structured and assertive Completion Manager – Hotels , to lead the final phase of hotel construction projects. The role ensures full delivery of the building, including all documentation, certifications, and approvals. It involves minimizing defects, fulfilling contractual obligations, and acting as the link between URW and the leaseholder—evaluating non-contractual requests to protect project scope, timeline, and budget.
Project Handover Preparation: Define completed areas, inspection readiness, and documentation status.
Stakeholder Coordination: Organize inspections with leaseholders and coordinate training for building operations and maintenance.
KPI Management: Develop and track KPIs to monitor completion progress and ensure timely delivery.
Documentation Control: Use URW’s ThinkProject system to manage handover documentation and subcontractor compliance.
Quality Assurance: Conduct regular site inspections with construction, design, and quality teams; issue and track defect notices.
Independent Inspections: Perform additional checks beyond those of contractors to ensure quality.
Key Handover & Completion Programme: Plan and execute the key handover process and manage the overall completion schedule.
Planning Compliance: Monitor planning conditions that must be fulfilled before occupancy.
Client Satisfaction: Address client concerns during project closeout and maintain strong relationships.
Reporting: Provide bi-weekly updates comparing actual vs. planned progress using defined KPIs.
Cross-functional Collaboration: Work closely with legal, commercial, and technical teams to handle variations or claims.
Representation: Act as the developer’s representative in leaseholder meetings and negotiations.
