Description POSITION SUMMARY The Compliance Specialist is responsible for ensuring the organization’s lending activities comply with all applicable federal, state, investor, and internal regulatory requirements. This role supports compliance monitoring, policy administration, audit preparation, regulatory change management, and quality control functions related to mortgage lending. The qualified candidate will serve as a subject matter expert, consulting those sales and operational partners seeking guidance on related issues. Qualified candidates should have a working knowledge of mortgage lending regulations and the ability to stay abreast of regulatory changes including but not limited to TRID/RESPA, TILA, ECOA, HMDA, Fair Lending, FCRA, SAFE Act, and AML/BSA. ESSENTIAL JOB FUNCTIONS Scrub HMDA data and accurately report to applicable entities Provide support as a Compliance Help Desk subject matter expert Research federal, state, and agency regulations to support a strong Compliance Management System Conduct loan level reviews to ensure proper disclosure and accurate documentation Maintain excellent communication with sales and operations partners Data analysis and reporting, including tracking and resolving compliance exceptions and deficiencies Assist with internal audits, regulatory examinations, and investor/MI reviews Perform monthly compliance monitors, including change of circumstances and adverse action reviews Collaborate with operational departments to ensure compliance standards are maintained Requirements JOB SPECIFICATIONS Minimum Education: High School Diploma or Equivalent Required 4-year Degree in Legal, Finance, or Business Administration Preferred Minimum Knowledge: Bachelor’s degree in business, finance, compliance, or related field preferred Strong knowledge of mortgage lending regulations and investor guidelines Experience reviewing loan documentation and disclosures Familiarity with LOS platforms such as Encompass preferred Strong analytical, organizational, and problem-solving skills Excellent written and verbal communication skills Ability to manage multiple priorities in a fast-paced environment Capacity to navigate complex compliance research Proficiency in software programs including Microsoft Office (Excel, Word, Access), database management, etc. Ability to work independently with little or no supervision Knowledge of USDA, FHA, VA, and conventional loan programs preferred Detail-oriented with strong documentation and organizational skills Minimum Experience: 2+ years of mortgage banking or mortgage compliance experience preferred This job description is designed to provide guidelines and direction for accomplishing company, departmental, and individual goals and objectives.
