TEMES Group is a leading investor, developer and operator of high-end tourism and real estate destinations in Greece. The Group owns Costa Navarino, one of the largest tourism investments in the Mediterranean. The destination encompasses five distinct resort areas developed on 1,000 hectares, featuring 5-star hotels, luxury private residences, signature golf courses, and numerous year-round facilities and activities. The Group owns Ionian Hotel Enterprises S.A., which is transforming the historic former Hilton Athens into a new city destination. Additionally, TEMES is jointly developing two state-of-the-art hotels and branded residences at The Ellinikon project, promoting the ‘Athens Riviera’ as a global tourism destination. We are seeking a Construction Cost Controller to become a member of our Finance & Accounting team and work closely with our Residential BU team. The role's purpose is to provide financial control, monitoring, and reporting of construction projects from initiation through completion. The Controller ensures accurate tracking of actual costs vs budget and forecast, validates vendor commitments, monitors cash flow and payment schedules, and supports project managers and finance management in decision-making. The role reports to the Group Controller and is based in our HQ offices in Athens. Key Responsibilities: 1. Budgeting & Forecasting Develop and maintain project budgets in collaboration with the Project Manager, Procurement, and Finance. Record approved budget revisions and ensure alignment between SAP PS (Project System), WBS structures, and forecast models. Track actual cost vs budget vs forecast per cost element, vendor, and WBS level. 2. Cost Control & Commitments Monitor open POs, vendor commitments, and pending invoices; ensure completeness and accuracy of cost accruals. Analyze cost overruns or savings and report variances to project management and CFO. Coordinate with procurement to validate PO status and approval flow (OPEX / CAPEX). Ensure that commitments are reconciled with contracts, BOQs, and progress certificates. 3. Progress & Performance Reporting Integrate physical progress data from engineers/site teams with financial progress (earned value analysis, % completion). Support preparation of monthly project dashboards showing progress vs time, cost, and cash flow curves. Maintain control files and supporting documentation for audit trail. 4. Cash Flow Monitoring, Payments & Approvals Prepare and update cash flow forecasts by project, considering expected vendor payment terms, retentions, and change orders. Reconcile planned vs actual disbursements, highlighting deviations and upcoming funding needs. Support the Treasury / Finance team with monthly cash flow reports. Verify vendor payment certificates, ensuring they align with approved progress and contract terms. 5. System & Process Management Maintain project data in SAP (PS / MM / FI / CO), SAC, and/or BI , ensuring data integrity. Develop and automate standard reporting templates (Excel, BI, SAC). Propose process improvements for budget control, change order tracking, and reporting automation. 2+ years of relevant experience in cost controlling. Bachelor’s degree in Finance, Economics, Accounting, or related Master's degree (M.Sc. or MBA) is considered a strong plus SAP PS / MM / FI / CO modules (WBS, network activities, commitments, AUC, asset settlement). Advanced Excel, Knowledge of BI tools (SAP Analytics Cloud, Power BI, or Targit BI). Understanding of project accounting principles (CAPEX, accruals, commitments, retentions). Familiarity with construction contracts, BOQ management, and vendor payment certificates.
