We are looking for an experienced Construction Manager - Office Buildings with strong Cat A / Cat B office delivery expertise to lead the completion of shell & core works and multiple tenant fit-outs across two 12-storey office buildings. You will be fully responsible for construction execution, ensuring compliance with landlord and tenant agreements, design standards, and statutory requirements. The role includes managing scope, cost, schedule, and coordinating MEP and build contractors. You will serve as the key liaison between base build teams, fit-out contractors, consultants, and client representatives.

Responsibilities
  • Oversee all construction activities and on-site delivery of the of the remaining office scope across both shell & core and tenant / landlord fitout.
  • Establish, monitor and maintain a high environmental and health and safety standard on site.
  • Lead and coordinate the final stages of shell and core construction, including façade, MEP infrastructure and life safety equipment (RDA, BMA, Sprinklers etc) in preparation for integration and connection to the tenant and landlord fit out scopes.
  • Interface with fit-out contractors to ensure alignment of schedules, access, and shared services.
  • Work in close collaboration with the project commercial manager to ensure adherence to project and package budgets.
  • Liaise with all subcontractor management teams to ensure coordination and a harmonious delivery and high standard of execution, minimizing the need for rework.
  • Liaise with all subcontractor management teams to drive collaboration and swiftly resolve any outstanding commercial matters. Lead coordination meetings with contractors, consultants, and stakeholders to resolve technical and logistical issues.
  • Liaise closely with the project planner to monitor and maintain the critical path and ensure mitigation or acceleration measures are implemented where necessary to preserve the project completion date.
  • Monitor progress, quality, and compliance with design specifications and building codes.
  • Implement strategies for the MEP services coordination, including close collaboration with the design management team to ensure all clash detection is identified and suitably resolved.
  • Maintain detailed and accurate site diaries to ensure delays are recorded for future recovery of costs incurred.
  • Track and report on milestones, risks, and mitigation strategies.
  • Liaise with landlords, consultants, and statutory authorities as needed.
  • Oversee commissioning, testing, and certification of all MEP systems and life safety equipment.
  • Oversee the development of the commissioning strategy and associated commissioning program to be agreed with the relevant MEP subcontractors and commissioning manager.
  • Ensure all documentation (commissioning certificates / O&M manuals / warranties /compliance certificates) is complete and ready for handover.
  • Lead the handover process to the individual tenants, ensuring all contractual obligations are met.
