Description
The Construction Manager is responsible for planning, executing, monitoring, and completing construction activities in accordance with approved drawings, specifications, quality standards, safety norms, and project timelines while ensuring optimal utilization of resources and effective coordination with all stakeholders. Key Responsibilities 1. Project Execution & Planning Execute construction works strictly as per approved drawings, specifications, standards, and Inspection & Test Plans (ITP). Follow proper construction sequences, methods, and standard work procedures. Ensure timely achievement of targets as per the approved baseline program through effective macro-level planning. Identify potential challenges or constraints in advance and plan mitigation strategies. 2. Schedule Control & Recovery Planning Monitor project progress and productivity on a regular basis. Prepare recovery and mitigation programs to address delays. Strategize corrective actions to prevent or minimize schedule slippages. 3. Resource & Productivity Management Manage and optimize the deployment of manpower, materials, and plant & machinery (P&M). Ensure timely procurement of materials with correct specifications and quantities. Maintain productivity records and conduct regular follow-ups to achieve timely project delivery. Adjust resources (addition or reduction) as per project requirements. 4. Coordination & Team Management Coordinate effectively with other trades, subcontractors, consultants, and vendors to maintain smooth workflow. Certify work completion reports for subcontractors and suppliers to facilitate timely payments. Assist the Project Manager in identifying, reporting, and resolving bottlenecks affecting productivity. Lead, motivate, train, and control subordinates, subcontractors, and vendors. 5. Quality Management Ensure execution of work with 100% quality compliance by following the “Right First Time” philosophy. Prevent rework through proper supervision, checks, and adherence to quality standards. Maintain and update quality checklists and related documentation. 6. Safety & Housekeeping Enforce strict adherence to safety standards to achieve zero safety incidents. Ensure 100% site housekeeping and compliance with safety regulations. Promote a strong safety culture across the project team. 7. Cost & Material Control Control material wastage at site. Carry out material reconciliation (Consumed vs. Estimated quantities). Implement cost-control measures through efficient planning and execution. 8. Value Engineering & Innovation Propose and implement value engineering initiatives. Introduce innovative methods and efficiency improvement measures to enhance project performance. 9. Documentation & Reporting Maintain complete and accurate documentation for all construction activities. Update checklists, records, reports, and logs throughout the project lifecycle. 10. Technical Competencies Ability to handle both structural and finishing works in high-rise towers or large-scale projects. Strong knowledge of construction methodologies, sequencing, and standards. Proficiency in resource planning, scheduling, and productivity analysis. 11. Personal Qualities & Behavioral Competencies Punctual, regular, dedicated, consistent, and reliable. Strong sense of ownership and commitment to project goals. Positive attitude with readiness to learn and accept challenges. Effective team player with excellent coordination skills. Ability to guide, mentor, and develop junior engineers. Maintains positive working relationships with team members, subcontractors, and vendors. 1. Education Qualification- Bachelor degree in Civil Engineering 2. Work Experience - Minimum 10+ years UAE Experience in Buildings (Midrise & Highrise) and should have worked as CM in minimum 2 number of Residential building projects completed from start to handing over. 3.
