Description A Project Coordinator has an analytical mind and great organization skills. By joining KO Construction you’ll support relationships with key stakeholders and draft benchmarks for successful deliverables. You’ll draft work assignments that meet deadline requirements within the forecasted budget. You’ll think ahead – troubleshooting issues before and as they arise throughout the construction and development process. You will be working through organizational processes relating to document management, coordinating interdepartmental communications, and will act as a liaison to drive projects through to completion. REPORTS TO: Senior Project Manager HOURS: Full-Time, Monday through Friday WORK LOCATION: Minnetonka, MN ESSENTIAL JOB FUNCTIONS Reasonable accommodation may be made to enable individuals with disabilities to perform these essential functions upon request. Provide project coordination for new construction projects and facility expansion activities With supervision of project manager, you will source, manage, and provide quality control of contractors, subcontractors and vendors for all work pertinent to construction projects including, but not limited to: Source vendors, contractors, and subcontractors Align scope of work with specifications and bid documents Prepare, organize, and successfully communicate RFPs and bid documents Compute cost factors and prepare estimates used for management purposes such as planning, organizing, and scheduling work Administer addendums, construction contracts, and SLAs Prepare and complete various construction related permits and applications Process payment applications, invoices, and construction draws Prepare and organize project close-out documents including O & M Manuals Provide document management services and creation of files for internal communication, permits issued and standard operating procedures Negotiate contracts with external vendors to reach profitable agreements Support the invoicing of assigned projects and construction draws as necessary Provide transparent and proactive communication through all stages of the project to all involved parties REQUIREMENTS/QUALIFICATIONS Excellent verbal and written communication skills Excellent organizational skills and attention to detail Excellent time management skills with a proven ability to meet deadlines Strong analytical and problem-solving skills 2 – 4 years Commercial Construction & Project Coordinator experience Proficient with Microsoft Office 365 Specifically call out “building excel spreadsheets” and move this bullet point to top of list An Associates or Bachelor’s degree (preferred) in one of the following or related areas: Engineering, Construction Management, Real Estate, and Urban Planning Driver's License (Required) PHYSICAL REQUIREMENTS Prolonged periods sitting at a desk and working on a computer Must be able to lift up to 15 pounds at times Some travel required Please note this job description is not designed to cover or contain a comprehensive listing of activities, duties or responsibilities that are required of the employee for this job.
