JOB OVERVIEW

The Project Manager coordinates with the Project Field Engineer to complete a project on time, within budget, and within the quality standards specified. The Project Manager manages all aspects of a project including cost control, schedule management, subcontractor/supplier/labor relations, document control, and scope control. This individual is responsible for identifying and communicating any change orders or deviations in scope associated with the project. This individual is responsible for ensuring the day-to-day functions of the project are successfully completed compliant with the contract.

QUALIFICATIONS

  • Bachelor’s Degree in Construction Science Management
  • Scheduling & Job Cost software preferred (Primavera/P6, Microsoft Project, Procore, Prolog, etc.).
  • Procore Certified Certificate specifically in Project Management would be an exceptional qualification.
  • Experience working with local AHJ’s (City of Fort Collins, Pouder Fire Authority,) including other local surrounding AHJ’s in northern Colorado would be preferred.
  • Ability to read and interpret blueprints, drawings, plans, and financial reports.
  • Ability to demonstrate having the right attitude toward day-to-day operations with appetite to want to learn and improve skill sets, relationships and team members.
  • Prior experience in role assisting with project management or field leadership preferred. 3 years of experience minimum and/or qualifying project experience.
  • Thorough knowledge of commercial construction industry practices, processes, and standards.
  • Superior communication and interpersonal skills, such as diplomacy, persuasion, etc. are essential to develop and foster effective professional relationships.
  • Time management and organizational skills.
  • Basic level of financial acumen necessary to manage project budget / performance.
  • Strong problem-solving, negotiation, and conflict-management skills.

Responsibilities
  • Responsible for project start-up, including detailed estimate review, and facilitation of purchasing, procurement, subcontracts and submittals, and project schedules.
  • Monitors control and construction of project through administrative direction of on-site field engineer and other field and office personnel associated with the project, to ensure quality project is built on schedule within budget.
  • Fosters effective relationships with project team, as well as clients, vendors, subcontractors, etc.
  • Oversees the review and processing of submittals.
  • Manages subcontractor proposal requests, scope reviews and the issuing of subcontracts.
  • Responsible for establishing and monitoring schedule of field and subcontractor progress.
  • Assists in the coordination of safety programs and oversees job site safety reviews.
  • Coordinates all job correspondence.
  • Identifies opportunities for future projects and networks internally and externally to pursue such opportunities.
  • Responsible for project closeouts.
  • Gathers, organizes, and documents project historical data and “lessons learned” to aid in the company’s productivity and project quality monitoring.
  • Ensures Accountability: Holding self and others accountable to meet commitments.
  • Optimizes Work Processes: Knowing the most effective and efficient processes to get things done, with a focus on continuous improvement.
  • Manages Ambiguity: Operating effectively, even when things are not certain, or the way forward is not clear.
  • Identify changes in projects that impact cost, schedule, or labor requirements.
  • Ensure change orders/change estimates are completed in a timely manner.
  • Monitor project billings for accuracy and maintenance of a positive cash flow.
  • Oversee work of subcontractors.
  • Clear understanding of upstream and downstream contracts; client, subcontractor, and vendor MSAs.
  • Work with local authorities to manage permits, licenses, etc.
  • Maintains a thorough understanding of the contract documents including plans, specifications, addenda, prime contract, etc. and all changes thereto.
  • Analyzes and resolves field construction issues with input from Field Engineer and others on the project team.
  • Coordinates punch-out, pre-final, and final acceptances.
