Description The Construction & Property Accountant is responsible for the financial management of assigned construction projects and property portfolios. This role ensures accurate cost tracking, financial reporting, and compliance with accounting standards while providing financial insights to support operational and executive decision-making. The position works closely with project managers, property managers, and senior leadership to monitor project budgets, manage construction loan draws, and maintain accurate property-level financial reporting. The ideal candidate possesses strong construction and real estate accounting experience, excellent analytical skills, and the ability to manage multiple priorities in a fast-paced environment. This role includes accountability for construction accounting, property-level financial reporting, and construction loan draw management. Key Responsibilities Construction Accounting Manage and monitor budgets for multiple construction and capital improvement projects. Maintain job cost structures and track project expenses within the accounting system. Prepare and analyze job cost reports, budget-to-actual comparisons, cost-to-complete projections, and variance analyses. Partner with project managers to review budgets, forecasts, and project financial performance. Review construction contracts, change orders, and pay applications for accuracy and proper accounting treatment. Maintain the general ledger and reconcile all project-related accounts. Facilitate construction loan draws and coordinate required documentation with lenders. Ensure compliance with GAAP, lender requirements, and internal accounting policies. Assist with internal and external audits and maintain supporting documentation. Recommend and implement improvements to construction accounting processes and workflows. Property Accounting Perform full-cycle accounting for assigned properties within the portfolio. Record and review property-level financial transactions in accordance with company policies. Maintain general ledger integrity, including account reconciliations and supporting schedules. Prepare monthly financial statements and variance analyses for assigned properties. Assist with annual budgets, reforecasting, and year-end financial reporting packages. Coordinate tenant chargebacks and ensure accurate financial allocations. Accounts Payable & Utility Review Review utility invoices for accuracy, proper account coding, and allocations. Enter and process utility ACH payments within Yardi. Maintain accurate documentation and payment records. Construction Cash Flow Management Monitor and forecast construction project cash flow requirements. Assist with lender reporting and draw package preparation. Ensure adequate liquidity for project commitments and vendor payments. Strong understanding of GAAP and construction accounting principles. Experience with job cost accounting, construction budgeting, and loan draw processes. Experience with property management or construction accounting systems (e.g., Yardi, Bricks, or similar platforms). Excellent analytical, organizational, and problem-solving skills. Strong attention to detail and accuracy. Effective communication and interpersonal skills. Ability to manage multiple priorities and meet deadlines in a fast-paced environment.
