Description

Chesapeake Homes is currently looking to hire a Superintendent to join the rapidly growing team in Wilmington, NC. The Superintendent will be able to manage all functions of the job site In Leland NC as it relates to home construction while providing excellent customer service. The Superintendent manages the construction of multiple homes from foundation to closing by scheduling and supervising job site subcontractors, homeowner walk throughs, and inspections while maintaining company construction and safety standards.

REQUIRED SKILLS/ABILITIES:

  • Knowledge of local quality, safety, and health guidelines for construction job sites.
  • In-depth understanding of construction operations and processes.
  • Excellent verbal and written communication skills.
  • Excellent organizational skills and time-management skills.
  • Ability to read and understand housing plans and site plans.
  • Ability to take proper and precise measurements.
  • Ability to prioritize tasks and to delegate them when appropriate.
  • Ability to function well in a high-paced and at times stressful environment.

EDUCATION AND EXPERIENCE:

  • Bachelor’s Degree preferred but not required
  • Production home building experience
  • Ability to manage and utilize Mark System software.
  • Must have a vehicle capable of carrying supplies, valid driver’s license, and be willing to drive among designated communities in daytime and nighttime.
  • Ability to utilize company required applications on a smart phone, tablet or laptop.
  • Ability to understand and carry out instructions in written and oral form.
  • Proficiency with MS Office and MS Outlook.

PHYSICAL REQUIREMENTS:

Must be able to bend, stand, crawl and reach on a regular basis.
Must be able to safely navigate in and around a construction site.
Must be able to lift up to 100 pounds at times.
Job Type: Full-time
Pay: From $70,000.00 per year

Responsibilities

SUPERVISORY RESPONSIBILITIES:

  • Oversee and supervise construction project(s)
  • Plan and direct construction activities on the building site

DUTIES/RESPONSIBILITIES:

  • Coordinate scheduling of subcontractors, consultants, inspectors and vendors to complete each project on time.
  • Approves work being performed by subcontractors and handle any related issues.
  • Completes each home site schedule from planning through occupancy, ensuring all contract obligations are satisfied.
  • Authorizes payments of subcontractors upon thorough inspection of work.
  • Maintains a safe work site by implementing safety requirements and good housekeeping regulations, enforcing safe work habits, observing OSHA requirements and any state-level agencies regulations.
  • Maintains compliance with all applicable building codes.
  • Verify checklists are completed and inspections are scheduled and passed.
  • Conduct homeowner orientation and any re-walks ensuring homeowner satisfaction.
  • Recognize and enforce quality standards through all daily inspection of homes under construction.
  • Monitors subdivision cleanliness and hold subcontractors responsible for daily cleanup.
  • Schedule and manage subcontractors to make designated warranty repairs.
  • Follow up with homeowners to ensure concerns are addressed in a timely and professional manner.
  • Conducts all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company.
  • Ability to work additional hours as necessary to meet business needs.
  • Develops and maintains good rapport with subcontractors, homeowners, city officials and inspectors.
  • Execute company policies and enforces uniformity on construction methods to ensure compliance with quality standards.
