Job Title: Preventative Maintenance Technician Location: Paducah, KY Department: Maintenance Division Status: Full-Time | Non-Exempt | 40 Hours per Week | Temporary (9 months) Reports To: Maintenance Supervisor Job Summary We are looking for a Seasonal Preventative Maintenance Technician to perform scheduled maintenance, inspections, and minor repairs across our public housing portfolio. In this role, you will ensure units and common areas meet HUD’s NSPIRE and Housing Quality Standards (HQS), keeping them safe, decent, and sanitary. You will use mobile technology to document deficiencies, manage work orders, record utility readings, and support Ready-to-Rent (RTR) efforts, seasonal projects, and grounds preservation. This position is essential to maintaining compliance and quality for our residents. Essential Duties & Responsibilities Preventative Maintenance & Repairs: Perform scheduled tasks such as HVAC filter changes, smoke alarm testing, and life-safety checks. Conduct semi-skilled plumbing, electrical, and carpentry repairs to maintain unit safety and habitability. Inspection & Compliance: Conduct pre-inspection walkthroughs to identify and resolve deficiencies per HUD NSPIRE and HQS standards. Support move-out, annual, and Ready-to-Rent inspections. Digital Documentation: Use agency-issued tablets to capture time-stamped photos, document repairs, and close work orders in real time. Maintain accurate records and log utility consumption data. Asset & Grounds Care: Safely operate hand tools, power tools, and grounds equipment. Maintain agency vehicles and assist with seasonal projects, including energy-efficiency improvements and grounds preservation. Valid driver’s license. Ability to operate tablets, smartphones, and mobile applications. Ability to learn and follow NSPIRE and HQS protocols. Subject to pre-employment drug screening and criminal background investigation.
