AEI Consultants is currently seeking Independent Consultants to support our Building Assessment division on a per project basis. Independent Consultant responsibilities include performing Property Condition Assessments (PCAs) under ASTM E-2018 for existing commercial properties such as multifamily residential, office, hospitality, retail, industrial, educational, religious, educational, recreational, medical, and assisted living property types, as well as others. Independent Consultants have the opportunity to assess and report on the property condition of various commercial projects while maintaining autonomy over schedules and workloads.

REQUIRED SKILLS AND EXPERIENCE:

  • Three years’ experience completing PCAs in accordance with ASTM E-2018;
  • Understand client needs in transactional due diligence;
  • Understand the performance of building and site systems;
  • Must have advanced technical writing skills; and
  • Should have a background in architecture, engineering, building forensics, construction management, and/or proven experience with this project type.
  • A degree in architecture, engineering or construction management as well as industry experience is recommended.

REQUIREMENTS:

  • Must have firm grasp of spoken and written English;
  • Must be capable of managing stairs, and able to climb two- or three-story ladders within OSHA safety guidelines;
  • Must work as a team member, utilizing the experience and knowledge of AEI staff who will review and critique reports prior to client delivery; and
  • Must deliver outstanding on-time service with proactive solutions.
  • Knowledge of Quire preferred.
  • California Independent Contractors required to follow guidelines per AB5 Legislation.
    Independent Contractors with AEI may also have the opportunity to conduct monitoring of new construction/renovation projects with our Construction Consulting Services (CCS) Division, to perform Energy Audits with our Energy Services Division, and/or conduct Americans with Disabilities Act (ADA) Audits, based upon Independent Consultant’s qualifications and experience. Responsibilities
  • Project set-up, including regulatory research and coordination of site visits;
  • Forensic assessment of major building systems and distressed conditions;
  • Photo document site and record building system conditions;
  • Conduct basic interviews and research covering property maintenance history;
  • Make recommendations for maintenance and probable costs for building systems using AEI’s cost and recommendation libraries;
  • Write clear and concise condition and status reports using AEI supplied report templates and writing platforms;
  • Review proposed or as-built construction drawings;
  • Conduct public records research regarding building, zoning, and fire code violations; and
  • Manage multiple projects.
