Description
The Contracts & Procurement Manager will support and manage contract and procurement processes throughout the design and construction phases of ESR’s data centre development projects in Japan. Acting as a key coordinator between internal teams (Construction Management, Engineering, Legal, Finance, Asset Management) and external stakeholders (contractors, consultants, and joint venture partners), this role ensures that all contract and procurement activities are executed efficiently, transparently, and in compliance with local regulations. The successful candidate will oversee document control, schedule tracking, and payment coordination to maintain project integrity and timely delivery. Key Responsibilities Manage and coordinate contract-related processes across the design and construction stages of development projects. Liaise with internal teams and external parties to facilitate smooth contract and procurement workflows. Oversee the collection, review, and circulation of contract documents prepared by internal legal teams or external counterparties. Track contract progress, approval status, and signing procedures to ensure timely execution. Maintain organized records of executed contracts and related correspondence. Manage procurement schedules and coordinate with vendors during bidding negotiation and contracting stages. Monitor payment schedules and ensure accurate reflection in project-level cash flow planning. Support coordination of technical reviews with the Engineering team when required for contract execution. Provide regular status updates and reports to project managers and senior management regarding contract progress and issues. Required Qualifications Bachelor’s degree in Construction Management, Engineering, Business Administration, or related field. Minimum 5+ years of experience in contracts and procurement management within construction or infrastructure projects. Strong understanding of Japanese construction procurement process, regulations, and compliance requirements. Proven experience managing large-scale projects, preferably data centres. Excellent organizational and document control skills. Proficiency in MS Office and contract management software. Business-level Japanese and English (written and spoken). Preferred Skills & Certifications Knowledge of international contract standards (FIDIC, JCT, NEC). Familiarity with cost control and cash flow management. Strong negotiation and stakeholder management skills. Professional certifications such as PMP or CIPS are a plus.
