Responsibilities

Contracts Manager

  • Manage, plan and coordinate projects and ensure they are programmed to a level of detail necessary for the site team to deliver the project on time.
  • Understand contractual obligations of contract on all sites they are accountable for.
  • Ensure procurement and reconciliation of materials is carried out in accordance with Company procedures to best value and to prevent delays.
  • Ensure site team compliance with Company commercial policies and procedures.
  • Ensure compliance with Health, Safety, Quality and Environmental Management Systems (see further responsibilities below).
  • Attend tender handover meetings and deliver pre-start meetings to the site team.
  • Ensure a commercial plan and end of life forecast is in place and monitored monthly for the successful commercial delivery of the project.
  • Forecast handover dates are realistic and communicated effectively to the Client at the appropriate time.
  • Produce and analyse progress reports, updated costs and forecasts.
  • Ensure correct commercial engagement of subcontractors.
  • Implement the risk management process, review risk register and check risk controls.
  • Review monthly CVRs with the project team and implement necessary actions.
  • Complete and distribute the contract initiation/completion forms for each project.
  • Ensure weekly review of progress, budget resources and forward planning are carried out, and lookahead programmes are in place.
  • Chair and attend internal and external meetings and ensure the production of accurate records of any discussions and actions.
  • Ensure timely management of both temporary and permanent design to meet the requirements of each project.
  • Ensure retention monies are collected at the appropriate time.
  • Liaise with the commercial team regarding legal/contract and insurance issues.
  • When working on tenders or negotiations ensure there is a clear understanding of the commercial world that clients require of us, and any input is commercially correct and suitable.
  • Ensure quality control systems are implemented robustly as are design management processes and procedures.
  • Ensure no defects are evident at practical completion and a robust regime of snagging is in place throughout the contract duration but particularly at handover stage.
  • Provide coaching to all staff under their direction to improve their performance and assist in their development.
  • Conduct appraisals and develop training needs with support from the HR Business Partner and Health, Safety & Environment Manager.
  • Liaise with clients, residents and the public as required and attend site meetings and presentations as a representative of the Company.
  • Carry out any other reasonable duties considered necessary to contribute to the effectiveness of the company and keep management regularly informed.
