QUALIFICATIONS/EXPERIENCE:

· CPA designation required
· Bachelor’s degree in Accounting or Finance required
· Minimum of 3 years in real estate accounting, and 5+ years post designation accounting experience
· Both public practice and industry experience is preferred.
· Proficient in Microsoft Office with advanced Excel skills; experience with Yardi is an asset
· Excellent communication, organization, and leadership skills
· Ability to work independently and collaboratively in a fast-paced, high-volume environment
· Strong multitasking and prioritization skills, with a commitment to meeting deadlines and schedules

Responsibilities

The Controller will oversee all accounting functions and financial reporting for AviSina, ensuring accuracy, compliance, and efficiency across corporate and project accounting. Reporting directly to the CFO, the Controller will lead a small team of accountants and play a critical role in process improvement, internal controls, and cash flow management. Other responsibilities include:
· Oversee full accounting functions including accounts payable, bank reconciliations, payroll reviews, and financial reporting.
· Develop, implement, and maintain accounting processes, internal controls, and the chart of accounts to ensure accuracy and efficiency.
· Monitor and review budget-to-actuals on construction projects, providing variance analysis and financial insights.
· Ensure cash flow management to meet vendor payments and operational requirements.
· Prepare and review monthly, and annual financial statements and reports for internal and external stakeholders.
· Liaise with external consultants, and government agencies to support audits, tax filings, and compliance matters.
· Lead, mentor, and train accounting staff, fostering a collaborative and high-performance team environment.
· Drive system improvements and automation projects, including managing accounting system conversions.
· Collaborate with leadership to provide financial insights and support strategic decisions.
