Description Essential Functions Identify and evaluate facility issues; determine and implement effective solutions. Perform preventative maintenance, restoration, repair, and rebuilding using general carpentry, electrical, and plumbing skills. Respond to emergency repair requests, assess severity, and make necessary repairs or recommend contractors. Maintain inventory of all repair equipment and supplies. Perform general and non-routine cleaning of all building areas as directed. Manage routine upkeep of exterior areas, common spaces, and parking lots. Remove garbage and recycling; prepare bins for weekly pick-up. Handle emergency cleaning and upkeep requests. Ensure rooms are maintained and fully stocked. Troubleshoot issues with HVAC, lighting, and indoor climate control. Deliver/pick up boxes from management companies as needed. Respond to insurance claims for initial removal of damaged property and cleaning. Perform other maintenance duties as required. Requirements Minimum Skills and Qualifications Ability to work independently and as part of a team. Ability to work in a fast-paced environment and accept constructive criticism. Initiative and ability to work with minimal supervision. Exceptional time management, prioritization, and organizational skills. Ability to multi-task efficiently and effectively. Positive attitude and customer service orientation. Knowledge of and experience in building maintenance and repair (drywall, painting, plumbing, electrical). Problem-solving and evaluation skills for maintenance requests. Ability to assist with after-hours emergencies as needed. Strong written and verbal communication skills. 2–3 years of industry experience preferred but not required. Physical Requirements You must be able to stand and walk for extended periods, including traversing uneven or slippery surfaces, both indoors and outdoors. Frequently required to lift, carry, push, or pull objects weighing up to 50 lbs; occasionally may need to move heavier items with assistance or equipment. Regularly operates hand and power tools, cleaning equipment, and building systems controls; must be able to grasp, handle, and manipulate objects with hands and fingers. Frequently required to reach overhead, at, or below shoulder level to access equipment, supplies, or perform repairs. Occasionally, ascends/descends ladders, stairs, scaffolding, or ramps to perform maintenance or cleaning tasks. Must be able to stoop, kneel, crouch, or crawl to access low or confined spaces as needed. Must be able to position self to perform tasks in tight or awkward spaces. Must be able to detect auditory and/or visual emergency alarms and differentiate between colors, shades, and brightness for safety and maintenance tasks. Must be able to communicate effectively with team members, management, and building occupants. Will be exposed to a variety of weather conditions and temperatures, as well as cleaning chemicals and potentially hazardous materials, in accordance with safety protocols. Requires travel to various sites assigned. Must provide proof of and maintain a valid Driver’s License, vehicle liability insurance, and vehicle registration.
Responsibilities
The Custodial & Maintenance Technician is responsible for identifying and evaluating facility issues, performing preventative maintenance, and responding to emergency repair requests. Additional duties include maintaining inventory, performing general cleaning, and troubleshooting HVAC and lighting issues.
