The Development Analyst is an integral part of a small team focused on affordable housing/multifamily investment and development.   To be an effective Elmington Affordable teammate, you will need to: Have a great attitude Have high expectations Think BEYOND the box Work with passion Have a tireless work ethic Be confident Be self-sufficient and self-motivated Take pride in your work Be a good listener Offer a solution with every problem Be responsive and transparent   KNOWLEDGE/SKILLS/ABILITIES: * Interest in real estate investing and development * Organizational skills * Communication proficiency ESSENTIAL JOB FUNCTIONS: * Funding Applications * Consistently identities and tracks active government RFPs nationwide; prepares and submits detailed applications * Drafts Bond, LIHTC, soft money, and other project funding applications * Underwriting Demonstrates basic understanding of operating proforma through NOI * Demonstrates basic understanding of sources & uses * Demonstrates basic understanding of the 4%/9% tax credit and debt sizing calculations * Demonstrates basic understanding of discounted cash flow and IRR analysis * Drafts quality initial internal underwritings focusing on basic proforma inputs * Researches and performs competitive market analysis * Performs Ad Hoc research and analysis * Sourcing & Site Selection * Proactively and consistently identifies potential new land sites * Scores potential sites based on market qualifications. * Ability to learn and use ArcGIS software * Financial & Closing * Maintains internal checklists * Tracks external Due Diligence Checklists and responds with information as directed by supervisor * Marketing & Presentation * Creates maps, exhibits, and presentations * Predevelopment & Design * Helps maintain internal project management checklists * Consistently takes and distributes meeting minutes * Internal Reporting & Application * Demonstrates proficiency with Microsoft Office Suite: Excel, Word, PowerPoint, Outlook, Teams, etc. * Demonstrates proficiency with CoStar, LoopNet, ArcGIS, Google Maps, and other commonly used programs * Perform all other duties as assigned   SPECIFIC EDUCATION OR EXPERIENCE: * Entry level - 3 years' experience as an Analyst  * Bachelor's degree * Experience in real estate investing and development preferred but not required   PHYSICAL DEMANDS AND WORK ENVIRONMENT: * Frequently sit, stand and walk * Regularly required to talk or hear * Frequently required to use hands or fingers to handle or feel objects, tools or controls * Occasionally required to climb or balance, stoop, kneel, crouch or crawl * Occasionally lift and/or move up to 25 pounds * Vision abilities to include close vision, distance vision, peripheral vision and the ability to adjust focus * The noise level in the work environment is usually moderate * Temperature in the workplace is typically moderate, though the ability to withstand seasonal cold and heat of the outdoors is necessary.
