Description Position: Asset Manager for 225 key One Hotel and 349 unit Waterline High Rise in Austin, TX Hotel Asset Management Duties to Include: Financial Oversight and Performance ? Review monthly, quarterly, and annual financial statements from the hotel operator (P&L, STR reports, labor metrics, departmental expenses). ? Benchmark performance against budget, pro formas, comp set, and industry KPIs (RevPAR, ADR, Occupancy, GOP, NOI). ? Monitor cash flow, forecast accuracy, and capital needs; flag variances and drive corrective actions. Operator and Brand Management ? Act as primary liaison between ownership and the hotel operator/brand. ? Hold operator accountable to management agreement, brand standards, and financial targets. ? Participate in annual business plan reviews, budgeting, and reforecast processes. ? Ensure alignment with mixed-use strategy (shared amenities, valet/parking, F&B integration, resident benefits, etc.). Revenue and Market Strategy ? Oversee revenue management strategy: pricing, distribution channels, and segmentation mix (corporate, group, leisure, transient). ? Evaluate marketing initiatives, brand campaigns, and sales efforts for ROI. ? Assess competitive positioning through STR and local market intel. Operations and Guest Experience ? Monitor service quality, guest satisfaction scores, and brand audits. ? Push for operational efficiencies in labor, procurement, and energy management. ? Ensure integration and harmony with the broader mixed-use development (residential amenities, retail synergies, parking, etc.). Reporting and Ownership Interface ? Provide ownership with consolidated reporting across multifamily and hotel components. ? Create dashboards summarizing financial performance, key risks, and opportunities. ? Support refinancing, sale, or recapitalization efforts by packaging hotel performance data for investors and lenders. Multifamily Asset Management Duties to Include Asset Preservation ? Punch/acceptance coordination. ? Oversee warranty walks for asset management on new construction. ? Ongoing property inspections. Real-time market intelligence ? Visit at least one competitive property in each market visit. ? Work with Development Associates/Analysts to stay current on market pipeline of new and future competitive properties. ? Execute development reports and market surveys during on-boarding period. Support ongoing when needed. Lease-Up and Operational Support ? Work with Operations teams to troubleshoot traffic and leasing challenges. ? Evaluate traffic, pricing, and leasing velocity consistently to ensure assets are meeting budget expectations. ? Evaluate marketing efforts by on-site staff and Kairoi Management support staff to ensure effectiveness relative to spend and traffic generation. Operating budget guidance and review ? Monitor cash flow, forecast accuracy, and capital needs; flag variances and drive corrective actions. ? Actively identify and pursue additional income opportunities (ancillary revenue streams, amenity monetization, partnerships, cross-selling with hotel/office). Asset Prep for Disposition ? Identify and oversee execution of any capital needs to prepare the asset(s) for disposition marketing. ? Work with Asset Management Analyst to audit on-site contracts, licenses, and permits. Reporting ? Update and distribute weekly Asset Management portfolio leasing reports. ? Compile Strategic Plan as part of the lease-up budget process. ? Special projects as needed, to include compiling and formatting presentations, ad hoc leasing analysis, market research, etc. Requirements Qualifications Undergraduate degree in real estate, finance, economics, business, accounting, or similar degree required. Experience can over-weight education. Minimum of 5 years of relevant work experience, with at least 2 years focused on hospitality/hotel assets. Proficient Microsoft Office platforms are required, with an emphasis on Excel. Experience working in Property Management Software (Yardi, Real Page, or Entrata). Ability to perform a variety of responsibilities with attention to detail, strong work ethic, and commitment to excellence. Must take initiative, be independently resourceful, prioritize time and perform within a team setting while maintaining focus and multitasking in a fast-paced, time sensitive environment. Excellent written and verbal communication skills. Exhibit strong intellectual curiosity Location: Kairoi San Antonio office preferred; Austin office with San Antonio travel also viable. Heavy travel (up to 60%).
