Working Hours: Monday to Friday 0900 -1730
Salary: £60,000 - £65,000 per annum (depending on experience)

JOB DESCRIPTION:

The development comprises 5 buildings, 460 apartments, retail & leisure, secure car and bicycle parking, gym, crèche, and landscaped courtyards.
TNQ was built around four large private courtyards elevated 40 feet above street level, landscaped with mature trees, planted borders, water features and modern stonework.
TNQ is located just a short walk from Colindale tube station, which is well connected to Central London and the City with just 30 minutes away.

Key responsibilities include, but are not limited to:

  • Undertake a detailed inspection of the whole development each day and record matters requiring further action and attention within the Duty Occurrence Book.
  • Task and monitor the duties of site-based staff to ensure that work specifications and service levels are met. Clear and specific instructions should be issued to estates staff with joint review of efforts to ensure an appropriately proficient outcome.
  • Monitor the performance of regular routine contractors (e.g. M&E contractors, grounds maintenance and communal area cleaners).
  • Liaise with residents / contractors regarding routine repair and maintenance requests. Monitoring work to completion.
  • Assist with planning, specifying and tendering cyclical maintenance, major repairs and routine contracts (e.g. internal and external redecorations etc.). Assist in monitoring works to completion; liaising with residents / contractors / specialist advisers as appropriate.
  • Experience with overseeing mobilisation and occupying of new phased elements of the developments, including commercial and residential units.
  • Monitor to completion insurance claims. Liaising with residents / contractors / client landlord and their agents / Insurance Provider or Broker and Premier Estates as appropriate.
  • Ensure that correspondence, emails and telephone calls are responded to within timeframes as set within Premier Estates’ published Customer Service Charter.
  • Actively take action to remedy breaches of the lease, nuisance, Landlord and Tenant legislation, general requests, queries, etc. Liaise with residents / Committee / specialist advisers as appropriate.
  • Assist with arranging audit of the accounts as soon as practicably possible after each year-end. Liaise with Auditors / Client / RA as appropriate.
  • Timely preparation of the service charge estimate for the forthcoming financial year.
  • Assist with the collection of service charges and other payments required by the lease. Instigate arrears procedures when required.
  • Manage the authorisation of invoices and the payment of contractors.
  • Responsible for full compliance with financial management, legal and regulatory practices and codes of conduct, health & safety, client and management KPIs and general best practice.
  • Exceptional communicator, exceeding residents expectations and ability to forge valued relationships with the client, their agents and all associated third parties.
  • To effectively lead, with the ability to mentor, delegate and be organised to deliver on often conflicting priorities and tasks.
  • Fair, unbiased and reasonable approach to resolving conflicting opinions, problem solving and ability to effectively close out challenging issues.
  • Accurate, timely reporting and excellent administrative skills crucial to the delivery of the wider Premier Estates’ objectives and exceptional service at all times.
  • Undertake other general duties as required from time to time to assist in the success of Premier Estates.
