Strategic Budgeting & Cost Planning * Lead preparation and governance of MEP project budgets (Electrical, HVAC, Plumbing, Fire Fighting, ELV, IBMS, Lifts, Utilities, STP/WTP, DG, Solar, BMS, etc.) across: * Feasibility & business plan stage * Design development (Concept → GFC) * Execution & final cost forecasting * Establish cost benchmarks, norms, and assumptions for MEP systems across asset classes (Residential, Commercial, Retail, Mixed‑Use). * Provide cost advisory inputs for new project evaluations, land deals, capex planning, and business feasibility notes. 2. Cost Control & Governance * Own cost monitoring, variance analysis, and forecasting against approved budgets for all MEP packages. * Review and approve RA bills, final accounts, deviations, and variation orders within delegated authority. * Implement robust cost reporting frameworks, dashboards, and MIS for leadership and IC reviews. * Ensure early identification of cost risks and proactive mitigation plans. 3. Tendering, Contracts & Commercial Oversight * Oversee MEP tender strategy, including packaging, procurement timelines, and commercial structuring. * Lead or support techno‑commercial evaluations, negotiations, and finalization of contracts. * Ensure MEP contracts are aligned to: * Approved budgets * Commercial risk mitigation * TATA Realty contractual frameworks & DOA * Govern claims, disputes, and commercial closures in coordination with Legal and Finance. 4. Value Engineering & Optimization * Drive value engineering initiatives without compromising design intent, sustainability, safety, or lifecycle costs. * Evaluate alternate technologies, specifications, and system efficiencies (CAPEX & OPEX). * Partner with Design and Sustainability teams to support green building and energy‑efficient solutions. 5. Cross‑Functional Leadership & Stakeholder Management * Act as a key finance‑commercial interface between Projects, Design, Procurement, Finance, Sustainability, and Consultants. * Provide cost leadership support to Project Directors and Site Teams. * Represent MEP cost matters in: * Project Review Meetings * Investment Committee / Steering Committee * Senior Leadership reviews 6. Compliance, Audit & Risk Management * Ensure adherence to TATA Code of Conduct, procurement policies, DOA, and internal control mechanisms. * Support internal, statutory, and external audits with accurate documentation and justifications. * Ensure compliance with NBC, IS codes, local authority regulations, and statutory requirements.
Responsibilities
The DGM of B&C MEP is responsible for leading strategic budgeting, cost planning, and governance for all MEP systems throughout the project lifecycle. This role also oversees tendering, contract management, value engineering initiatives, and cross-functional stakeholder coordination to ensure project cost efficiency and compliance.
