SUMMARY OF POSITION:

The following items shall be the responsibility of the Director and completed to the best of his or her capability with limited supervision of the Executive Vice President.

SKILLS AND EXPERIENCE

  • Experience in hospitality and Owner Representation is major plus.
  • Understanding of business and management principles involved in strategic planning, resource allocation and project management.
  • Strong business analysis skills, with the ability to foresee issues, develop constructive solutions, and provide decisive recommendations.
  • Knowledge of local and state-level laws and regulations regarding construction and environmental requirements.
  • Ability to work independently and react quickly in a demanding, fast-paced environment.
  • Ability to interact with diverse individuals and develop solutions to problems.
  • Ability to work flexible hours depending on the project needs and willingness to travel to out-of-state projects.
  • Strong negotiation skills with the ability to reach mutual points of agreements and benefits.
  • Strong interpersonal skills, with the ability to develop relationships and present to large groups.
  • Proficiency in Microsoft Excel, Word, Project, and PowerPoint or other similar software programs required, working knowledge of CAD, Sketch-up, and Revit, preferred.

EDUCATION

  • Bachelor’s degree or equivalent secondary education required. Emphasis in Engineering, Project Management, Real Estate Development, Construction, or Architecture, strongly preferred (but not required).

EXPERIENCE

  • Seven plus years of experience in the design and/or construction industry.

Responsibilities
  • Manage a portfolio of concurrent projects in multiple locations acting as the Owner Representative for oversight of design, construction, budget, project closeout, and warranty process.
  • “Player/Coach” who is willing to be hands on while managing a team of project managers and managing projects directly.
  • Demonstrate attention to detail and a willingness to roll up sleeves and dig in.
  • Work closely with various team members—Ownership Team, Purchasing, Accounting, etc.—to ensure all needs of the project lifecycle are met.
  • Participate in the creation and evaluation of planning for remodels, expansions and new construction with the Ownership Team and Owner’s consultants.
  • Provide input in selection of architects, engineers, designers and contractors and the coordination of the various elements to successfully remodel and/or build projects.
  • Develop and maintain budgets and schedules to establish completion dates, identify any delays or impacts that may affect the cost or the timely completion of projects. This includes providing preliminary budgets of renovations and updating budgets during design phases (Conceptual, Schematic, Design Development, and Construction Documents).
  • Possess advanced knowledge of construction means and methods, building types, estimating, scheduling, cost control, and material pricing.
  • Work with and continually develop new standards for contractors, vendors and others to ensure the successful coordination of the various elements of delivering commercial projects.
  • Prepare consultant and contractor requests for proposals (RFPs) and bid packages, oversee the selection process, and present recommendations.
  • Prepare and review contract documents, service agreements and insurance requirements, including negotiating business and legal provisions.
  • Develop and manage financial controls and document control process for multiple concurrent projects. This includes reviewing team expenses, accounts receivable, reporting out to Ownership team of budget increases / decreases, and project change orders.
  • Assist Owner’s consultants in developing required permit documents including the submittal and coordination of all required permit documents and act as the first point of contact on behalf of the Owner with the regulatory agencies.
  • Work closely with on-site personnel to ensure smooth turnover at project completion.
  • Understand basic environmental issues that may be encountered in typical construction projects, specifically Operations and Maintenance programs that address asbestos or lead-based paint.
  • Ensure that team warranty issues are resolved promptly and effectively.
  • Effectively prioritizes and balances big picture and immediate responsibilities.
  • Communicate and work well with individuals at all levels.
  • Train, manage, and hold staff accountable to achieve results consistent with corporate plans.
  • Resolves issues promptly for a “win-win” solution.
  • Exhibit natural leadership qualities to guide a team of up to two Team Leaders, eight Project Managers, and three Project Assistants.
