Description The Director of Construction Operations – Multifamily Division is responsible for leading construction execution across the company’s growing multifamily portfolio. This role oversees the GC bid/selection process and monitors all construction operations on-site, ensuring projects are delivered on time, within budget, and to the highest quality standards. The Director works closely with executives and cross-functional teams to align construction delivery with financial and strategic objectives. This position reports directly to the SVP of Multifamily & Property Management. Duties & Responsibilities: Preconstruction & Bidding Lead the GC bid and RFP process, including preparation of bid documents, contractor evaluation, and contract negotiations. Provide recommendations on GC selection, contract terms, and cost strategies based on project goals. Partner with development, design, and finance teams to align construction strategies with pro forma and operational objectives. Construction Operations Oversee all on-site construction activity across multiple markets, conducting regular site visits and progress reviews. Monitor contractor performance in schedule adherence, cost control, quality assurance, and safety compliance. Review change orders, pay applications, and progress reports, ensuring transparency and alignment with project budgets. Mitigate risks and resolve issues by working closely with GCs, consultants, and municipal officials. Leadership & Collaboration Play an active role in shaping project delivery strategies while identifying future team development opportunities and staffing requirements. Partner with property management team to ensure smooth handoff and lease-up readiness. Represent the company in meetings with contractors, consultants, city officials, and investors. Performance Metrics On-time and on-budget project delivery across multiple states. Effective cost management and value creation through GC bidding and contract oversight. Consistent achievement of quality and safety standards. Strong coordination with cross-functional teams and external partners. Requirements Experience in construction management Strong knowledge of construction processes, building codes, and safety regulations Proven track record overseeing GC bidding, contract negotiation, and delivery of large-scale apartment communities. Skilled in project budgeting, scheduling, cost control, and quality oversight. Excellent leadership, communication, and negotiation skills. Proficiency in construction/project management software (e.g., Procore, MS Project, or similar). Preferred Qualifications 10+ years of progressive experience in construction management, with a strong background in multifamily projects. Bachelor’s degree in Construction Management, Engineering, or a related field preferred, or equivalent experience. Certifications such as PMP or OSHA 30 are a plus.
