General Responsibilities The Director of Environmental Services is responsible for the creation and management of a preventative maintenance program for Brownsboro Park Retirement Community. He/she must maintain and manage a housekeeping and maintenance staff to meet the needs of the facility and the residents. This position is responsible for the appropriate use of facility supplies and equipment to minimize loss, waste, and fraud. Standard Requirements 1. Is knowledgeable of resident rights and ensures an atmosphere which allows for the privacy, dignity and well-being of all residents in a safe, secure environment. 3. Supports, cooperates with, and implements specific procedures and programs for: a. Safety, including universal precautions and safe work practices, established fire/safety/disaster plans, risk management, and security, report and/or correct unsafe working conditions, equipment repair and maintenance needs. b. Confidentiality of all data, including resident, employee and operations data. c. Quality Assurance and compliance with all regulatory requirements. d. Compliance with current law and policy to provide a work environment free from sexual harassment and all illegal and discriminatory behavior. 4. Supports and participates in respectful common teamwork: a. Cooperates and works together with all co-workers; plan and complete job duties with minimal supervisory direction, including appropriate judgment. b. Uses tactful, appropriate communications in sensitive and emotional situations. c. Follows up as appropriate with supervisor, co-workers or residents regarding reported complaints, problems and concerns. d. Promotes positive public relations with residents, family members and guests. e. Completes requirements for in-service training, acceptable attendance, uniform and dress codes including personal hygiene, and other work duties as assigned. Essential Duties and Task List Key member of the leadership team. Oversee building maintenance and grounds of Brownsboro Park Retirement Community, including all maintenance, housekeeping, or other janitorial staff. Update and prepare vacant apartments for occupancy in conjunction with maintenance staff, contractors, and housekeeping. Distribute salt preparation and/or perform snow removal when inclement conditions develop. Develop, communicate, and adhere to emergency procedural protocols – weather or otherwise. Act as building’s Fire Marshall. Point of contact for all building utilities and point of contact for repair of utilities. Daily tasks may consist of work orders, inspections, and/or apartment renovations. Develop and maintain up-to-date knowledge of HUD policies/changes/checklists relative to NSPIRE inspections. Continue the development of positive team players who have an attitude of service and the ability to carry out individual job responsibilities. Bring about a cohesive team in each department where the demonstration of mutual respect for one another and all other employees, residents and guests inside BP exists. Prepare performance reviews for each employee on your team. Coordinate receipts and invoices with Business Manager to ensure all statements presented are legitimate. Monitor expenses and work within budget. Provide reports as necessary. Provide input to forecast projects to assist with annual budget planning. Assist other departments and co-workers as requested or when a need is perceived. Maintain department inventory, ordering supplies as necessary. Assist HR in overseeing the in-service Training Program that assures BP is up to date on all required modules. Provide in-service training as required for the department. Maintain contracts, or seek bids for new contracts, relative to grounds, landscaping, extermination, etc. Meet with residents and family members when requested or as necessary. Any other requests made of you by the owners, owner’s representatives or individuals of the leadership team. Other Duties 1. Perform tasks which are supportive in nature to the essential functions of the job, but which may be altered or redesigned depending upon individual circumstances. Requirements Basic Qualifications Education/Training: A high school diploma and/or college degree preferred. Must be 18 years of age. Skill(s): Moderate mathematical, reading and writing skills; proficient interpersonal relations and communicative skills; ability to stand, reach, lift, bend, kneel, stoop, climb, push and pull items weighing 75 pounds or less; manual dexterity; auditory and visual skills; ability to follow written and oral instructions and procedures. Experience: Prior experience in related facility management positions preferred.
