Description
THE ROLE: The Director of Forward Planning builds the strategy and process in order to lead the Forward Planning and Product Development teams to develop the plans and permitting necessary for the division. Working closely and overseeing the team in supporting the feasibility team and using engineers and architects to move projects forward and with local jurisdictions to build relationships and process to reduce cycle time and accelerate the entitlement process. DAY IN THE LIFE: * Collaborate with Land Acquisition team during feasibility analysis and due diligence phase.  * Assist with the entitlement of multiple projects, including zoning/re-zoning approvals, development agreements, architectural approvals, preliminary and final plats, civil construction plans, development permits, landscape plans and utility company designs to align with Division Business Plan.  * Review and processing of land planning, zone changes (if needed), civil engineering plans, architectural applications, city/county approvals, environmental approvals. Work with staff and elected bodies to manage approval process.  * Comprehensive project oversight and coordination with a multidisciplinary team, ensuring residential projects are constructed on time and within an approved budget.  * Contribute to the planning process including site planning, lot layout, landscaping, project theming, monuments, passive, and active open space, etc. through collaboration with stakeholders from Division, Region, and corporate operations.  * Contract and manage team of consultants which will likely include civil engineer, landscape architect, land planners, dry utility consultant, title company, environmental and Geotech consultants and financing district consultants.  * Serve as a liaison to engineers, consultants, governmental officials, and other trade partners in the execution of forward planning tasks. Ensure that all corporate land development policies, internal control procedures and practices are communicated, understood, and complied with.  * Manage scopes of work and compliance with schedule for consultants related to forward planning process. Assist with resolutions of entitlement issues and conditions prior to and during development.  * Review engineering estimates and work directly with engineers and municipalities in the design and processing of civil plans.  * Prepare Land Packages for the purposes of securing all corporate approvals (with oversight responsibility for market and financial analyses).  * Provide a timely, organized, and complete transition to Land Development Managers who will be responsible for bidding, contracting, managing land development contracts/contractors i.e., grading, water, sewer, storm drain, paving, curb & gutter, and landscaping.  WHAT YOU'LL NEED: * Bachelor’s degree in forward planning or related field  * 7-10 years’ experience in forward planning or related field  * Previous experience acting as a front-line people leader in forward planning or related area.  * Previous experience setting team goals and development.  * Has demonstrated effectiveness coaching team members on performance, capability, and career development.  #LI-Hybrid The compensation range for this role is influenced by a variety of factors including but not limited to skills, experience, qualifications, and geographic location.
