Description
Overview: Responsible for the supervision of maintenance personnel and supervisors within the M&E department. This position will provide guidance and work direction to the supervisors and lower-level tiers. In addition, work includes personnel hiring and management, planning and scheduling of work, capital project definition, and completions, inspecting of work and on-the-job assistance to maintenance personnel for difficult repairs/projects. Reports to the General Manager. Responsibilities: Interviews, hires, trains, coaches, and counsels Maintenance Department staff. Plans and schedules property work, capital projects including budget submittals and project implementation. Inspects work and provides on-the-job assistance to maintenance personnel for difficult repairs/projects and management of operations within the department budget. Completes performance reviews and disciplines maintenance personnel as required. Performs general administrative tasks and tasks associated with work order system and work plans. Ensures environmental regulations and initiatives are followed. Maintains life safety systems. Ensures staff is trained and performs work safely ensuring a safe work environment. Plans for the M&E Department needs and aligning with resort overall strategic plans. Assists in the development of the department budget with monitoring to ensure operations are within expected spending. Ensures department revenue generation through rental partner product and service additions. Manages the property wide card key access systems. Manages and maintains the security camera surveillance system. Oversees property preventative maintenance programs, installation, replacement, and repairs. Ensures responses to maintenance calls, troubleshooting and repairing issues are timely. Oversees estimates, man hours, materials used, and orders items needed for job completion or inventory replacement per established Company procedure are correct and accurate for billing and revenue generation. Follows all policy, procedures and service standards and complies with all current related safety and health requirements. Performs other duties as assigned. Qualifications: Possess a valid drivers’ license Class A Preferred Skilled in use of tools common to the trades including hand and powered tools Must be able to climb stairs and ladders to include extension ladders Demonstrated working knowledge of multiple trades (ex: plumbing, HVAC, electrical and carpentry) Ability to lead a team Proficient with Microsoft Office applications and the ability to learn various programs Must have excellent written and oral communication skills Must possess physical stamina to withstand heavy labor related work in a variety of inside/ and outside environments that may include exposure to various types of weather cold/hot including exposure to the sun for up to an eight-hour shift Must be capable of lifting, pushing, or pulling and carrying objects weighing a minimum of 50 pounds Ability to read blueprints and manuals Ability to stand, walk, stoop, kneel, crouch, reach, bend at waist, and perform repetitive foot and hand action with good hand/eye/foot coordination required throughout the 8 hour shift Previous experience with commercial and residential properties is required; hotel experience is preferred High School diploma, required Trade card, preferred 5+ years within a commercial maintenance environment BS, Associates Degree or technical trade in a maintenance related field is desired Ability to workdays, nights, weekends, holidays
