Job Details Salary Range: Undisclosed Description Position Overview Accepts the responsibility for planning, developing, organizing, implementing, evaluating and directing facility maintenance on a 24-hour/day, 7-day/week basis. Is delegated authority by the facility Executive Director to accomplish plant maintenance in compliance with current federal, state and local requirements. Is accountable to the facility Executive Director for accomplishing successful plant maintenance within established budgetary guidelines. Qualifications  Three years’ experience in plant maintenance (to include boilers, compressors, generators, etc. and a variety of mechanical, electrical and plumbing experience).  Knowledgeable about building codes, blueprints and safety regulations.  Exercise competent independent judgment regarding plant maintenance.  Work with others positively and tactfully.  Plans and implements effective programs for repairs, new construction, renovation and equipment installation.  Communicate and comprehend orally and in writing to effectively receive and share information as necessary to perform job duties.  Mental and physical capacity to perform the essential job functions with or without reasonable accommodations. Principal Duties and Responsibilities  Assure Resident safety at all times.  Willing to address each Resident with his/her preferred name as well as learn and abide by Residents’ Rights, rules and regulations.  Commitment to work well with other staff avoiding petty conflicts that disrupt a productive work environment. Does not participate in facility gossip and rumors.  Assure plant and equipment is maintained properly. Places priority on repair or replacement of equipment used for direct care.  Develop, implement and interpret policies, procedures and systems that facilitate efficient plant maintenance.  Inspect facility regularly and routinely to identify maintenance needs and prevent hazardous conditions.  Set priorities for unscheduled maintenance.  Maintain proper functioning of heating/cooling systems to ensure environmental temperature control for optimal Resident comfort.  Establish and maintain a system to receive and promptly process daily requests of maintenance needs for all departments.  Maintain records of departmental activities, supplies, equipment, expenditures, etc. and prepare written/oral reports as requested.  Serve as chairman at monthly physical plant planning meetings to gain interdepartmental feedback regarding plant operations.  Supervise completion of outside services in accordance with contract/work orders.  Keep current regarding safety codes and regulations governing physical plant.  Interpret policy and procedures regarding maintenance, fire, safety and disaster for other departments when necessary.  Respond quickly upon notification of facility emergencies during and after normal working hours.  Establish and maintain positive interpersonal and public relations.  Conduct fire/disaster drills and maintain records of surrounding events.  Correct conditions that detract from a safe and pleasant appearance, such as torn upholstery, chipped paint, scrapes on walls, missing floor tiles, burned out lights, etc.  Document regular Performance Improvement inspections of grounds, facility and equipment and report findings to Executive Director or PI Committee.  Is expedient in performing repairs.  Regular attendance, interaction with employees, and provide important and valuable service for the facility’s Residents is an integral requirement for this position to accomplish the work. In order to accomplish this, it is imperative for the person filling this position to be present and accessible to staff, Residents and Residents’ family members during normal business hours, and as needed for emergencies, unless a business related matter require the employee to be off the premises.  Resident preferences are followed when providing care and service.  Maintain Resident privacy, values and right for decision making.  Legally and safely operate automotive equipment.  Adhere to and comply with any applicable facility insurance guidelines to enable coverage under the policy.  Immediately notify supervisor and Executive Director for any injury, illness, or if develop a condition, that might impact the aptitude to perform job functions. Ancillary Duties and Responsibilities  Perform duties in compliance with established policies and procedures.  Note changes in Resident’s condition and report immediately to charge nurse or Director of Nursing.  Schedule preventive maintenance program for aesthetic repairs.  Assist in development and control of department budget.  Respond promptly to requests for annual TB test or other aspects of employee health program.  Make recommendations in writing to facility Executive Director regarding supply and equipment needs.  Assist in orientation and training programs as necessary or upon request from the Executive Director.  Ensure that adequate supplies and equipment are on hand to meet the day-to-day operational needs of the facility and Residents.  Strive to promote own professional growth.  Accept additional assignments within scope of training, education or experience. Resident Rights  Maintain the confidentiality of all Resident care information including protected health information. Report known or suspected incidents of unauthorized disclosure of such information.  Ensure that the Resident’s rights to fair and equitable treatment, self-determination, individuality, privacy, property and civil rights, including the right to wage complaints, are well established and maintained at all times.  Review Resident complaints and grievances and make written reports of action taken. Discuss such actions with Resident and family as appropriate. Safety and Sanitation  Ensure that you and all facility personnel, Residents, visitors, etc., follow established safety regulations, to include fire protection/prevention, smoking regulations, infection control, etc.  Ensure that the building and grounds are maintained in a clean, safe, and sanitary manner as well as in good working order by reporting all concerns to the Executive Director.  Ensure that you and all facility personnel follow established regulations governing the use of labels and SDSs for hazardous chemicals.  Ensure that facility procedure manuals identify safety precautions and equipment to use when performing tasks that could cause bodily injury or exposure to a hazardous chemical or infectious waste.  Ensure that you and all facility personnel follow established ergonomics policies and procedures to prevent self-injury.  Ensure that you and all facility personnel performing tasks that involve potential exposure to blood, body fluids, or hazardous chemicals are appropriately trained prior to performing such tasks.
