Role Summary
The Director of Preconstruction is responsible for all aspects of estimating, vendor and sub-contractor management, and setting up successful bids for operational success.
Your team will lead the initial collection of information and determine the resources required to complete a project or provide products and services to our clients, with a heavy focus on geomembrane liners, underground detention systems, green infrastructure (GI), and engineered product solutions such as HydroTurf. You’ll oversee the creation of comprehensive estimates and provide pricing to customers while ensuring the Project Managers have organized, accurate data to execute the work successfully.
Duties and Responsibilities
Strategic Leadership & Opportunity Management
Team Management: Provide direct management, mentorship, and training for the estimating team.
Opportunity Prioritization: Evaluate opportunities on the Bid Board to determine "bid/no-bid" status; prioritize the workload based on strategic value and team capacity.
Technology & Innovation: Learn current tools and evaluate the benefits of alternative estimating platforms. Lead any necessary software transitions to ensure estimating, bidding, and pricing stability throughout the process.
Advanced Estimation & Cost Analysis
Green Infrastructure (GI) Specialization: Build estimates and specialized estimating tools for high-level GI opportunities that require a sophisticated skillset beyond standard plan reading.
Technical Take-offs: Read civil site plans to identify opportunities and perform detailed quantity take-offs.
Cost Research: Determine the comprehensive cost of products, supplies, equipment, shipping, and housing, including any additional project-specific expenditures.
Operational Foresight: Apply technical proficiency to estimate labor requirements (number of people), project duration (days), and equipment needs.
Proposal Review & Quality Control
Final Approval: Provide the final approval on all proposals generated by the Estimating team.
Scope Clarity: Ensure every proposal has complete accuracy and total clarity regarding the scope of work to be performed.
Project Handoff & Field Engagement
Operations Transition: Work with the Estimating team to ensure a successful transition of project details to the Operations team. This includes a complete summary of costs and critical elements of project execution.
Field Insights: Work in the field to interact with contractors, understand their specific needs, and gain first-hand insight into project requirements.
Vendor & Sub-contractor Relations: Build, maintain, and improve relationships with new and existing vendors and sub-contractors to ensure competitive advantage.
Requirements
Skills Needed for Success
Experience: Five or more years estimation or preconstruction experience
Passion: A strong personal and professional interest in solving clients' problems and environmental protection.
Speed & Accuracy: Highly responsive and able to work in a fast-paced, sometimes stressful environment with excellent attention to detail.
Technical Literacy: Ability to read site plans, perform take-offs, and develop accurate cost estimates using various software packages and Microsoft Office Suite.
Leadership: A "go-getter" with strong organizational skills, sales capabilities, and the ability to lead the preconstruction lifecycle.
Professionalism: Highly responsive and capable of functioning well in high-paced environments.
