Description Relationship Management: Lead and mentor the preconstruction team, fostering a culture of excellence and continuous improvement. Establish and foster relationships with industry leaders in markets where Ironmark has potential projects. Strategic Planning: Develop and implement plans for preconstruction activities that align with Ironmark’s goals and objectives. Guide the project's evolution through multiple budgets and design modifications, always prioritizing the client's best interests. Project Estimation and Budgeting: Oversee the preparation of detailed and accurate project estimates, including costs for materials, labor and equipment. Conduct thorough cost analysis to optimize project budgets and ensure cost effectiveness. Sales: Collaborate and assist with the Director of Business Development on sales opportunities, ensuring alignment with Ironmark goals and objectives, as well as the clients. Project Presentation: Present budget proposals to leadership, providing detailed explanations. Planning and Scheduling: Develop comprehensive pre-construction schedules, ensure timely completion of all activities. In partnership with Project Managers, Architects, and Engineers, align preconstruction plans with overall project timelines. Identify potential scheduling conflicts and develop strategies to avoid delays. Design Coordination: Collaborate with design teams to ensure project designs are feasible, cost effective, and meet client expectations. Review and provide feedback on design documents, ensuring compliance with industry standards. Facilitate effective communication between design and construction teams to resolve design-related issues. Work with and positively influence the design team when necessary to ensure their vision aligns with the client's goals. Purchasing and Vendor Management: Oversee the procurement of materials, supplies, and equipment necessary for pre-construction and construction activities. Develop and maintain relationships with suppliers and subcontractors, negotiating contracts and pricing to ensure competitive rates and high-quality materials Risk Management: Identify potential risks associated with preconstruction activities, identify solutions and bring potential risks and solutions to the management team. Address any legal or contractual issues that arise during the preconstruction phase promptly. Reporting And Documentation: Prepare and present reporting to management team, communicating all preconstruction progress and challenges. Maintain comprehensive documentation of all preconstruction activities, including estimates, schedules, design reviews, and procurement records. Requirements 10+ years of related experience working on commercial construction projects, including ground up and wood frame experience. 7+ years of experience on multifamily commercial projects Bachelor's degree in construction management Strong understanding of construction methods, costs, and engineering principles Demonstrated ability to achieve results while being a champion of Ironmark’s core values: Hard Work, Safety, Integrity, Accountability, Collaboration, and Support Demonstrated experience with Microsoft Office Suite + MS Project, Procore, Timberline, Sage and On-Screen Takeoff Deep knowledge of best practices in preconstruction phase in commercial construction Exceptional attention to detail and ability to lead multiple project teams to exceed expectations Demonstrated strategic thinking and problem-solving abilities Ability to interpret blueprints, technical drawings, and specifications Excellent verbal and written communication skills Working knowledge of the Design/Build method of project delivery Demonstrated capacity to operate under pressure and actively contribute during meetings with Owners and Architects in all instances Ability to communicate proactively and effectively, be customer focused, and display a high level of professionalism, honesty, and integrity Ability to develop the confidence of clients to be awarded future projects Must possess a valid driver’s license, acceptable driving record, and access to a vehicle What You'll Get Ironmark provides a comprehensive compensation and benefits package to help you stay healthy, feel secure, and maintain a great work/life blend.
