Responsibilities

YOU’LL BE RESPONSIBLE FOR:

Project Procurement

Strategy

  • Developing innovative and cost-effective procurement strategies for construction projects and departmental needs
  • Maintaining the procurement budget and promote a culture of long-term cost savings
  • Managing the standardization of materials and products across the project development portfolio
  • Collaborating with the Resource Development team’s Senior Business Engagement Officer on Gift in Kind outreach for donations from manufacturers and suppliers

Vendor Management

  • Sourcing and engaging reliable suppliers and vendors based on project requirements
  • Building and maintaining long-term relationships with vendors and suppliers; includes negotiating contracts, terms, and schedules
  • Being the primary point of contact between Habitat affiliate staff and suppliers, vendors, and subcontractors

Project Development

Project Management

  • Coordinating the procurement schedule with the project construction schedule
  • Assigning projects to the project management team, monitoring work through templates and systems to ensure the project management team maintains the project development schedule
  • Generating and issuing regular project reports through Procore, the Construction Management System

Design and Permitting

  • Coordinating selection, contracting, and management of architects, consultants, engineers, and other project specialists
  • Supervising the management of the design process, including selecting/hiring consultants and ensuring issuance of building permits
  • Collaborating with the Procurement Manager and project management team through the RFP process for buyout projects

Due Diligence and Land Management

  • Performing land due diligence, including contracting with consultants and engineers
  • Managing the maintenance of undeveloped properties
  • Handling inventory management to ensure optimal stock levels of undeveloped properties
  • Analyzing asset dispositions and management strategies to optimize land holdings
  • Developing recommendations to the VP of Construction on whether to hold, re-plan, or develop specific land assets, potentially consulting with the Leadership Team

Financial Analysis and Reporting

  • Building initial project cost estimates and schedules using internal data management programs
  • Developing and analyzing land proformas and homebuilding proformas
  • Utilizing Microsoft Excel to create detailed financial models for potential acquisitions
  • Monitoring and updating relevant departments on price fluctuations of goods and vendor pricing

Leadership

People Leader

  • Training and leading Construction Project Managers and Construction Project Engineers/Coordinators
  • Ensuring team members are successful in using the construction project management system and following established processes
  • Collaborating with the Director of Construction to ensure team cohesion with Assistant Construction Superintendents and Project Managers

Collaboration with Other Departments

  • Practicing close communication with the Directors of other organizational departments to ensure attention to organizational goals that cross departmental responsibilities.
  • Coordinating property tax exemptions and SDC waiver application processes
  • Supporting the Vice President of Construction in land-related decision-making

TO BE SUCCESSFUL IN THIS ROLE, YOU HAVE:**

  • 8-10 years of experience in construction management and procurement
  • 3 or more years of management experience leading a team of 3+
  • Proven sales, negotiation, and contracting experience in the construction industry.
  • Practical understanding and experience working with construction materials and supplies used in residential construction
  • Experience in working with outside construction consultants such as architects and engineers
  • Experience in value engineering construction plans
  • Experience in land development; including comprehensive understanding of land development processes and regulations
  • Proficiency in Microsoft Office programs, Smartsheet, and Procore
  • Strong risk assessment and solution-finding skills
  • Excellent written and oral communication skills; effective with diverse audiences

TO BE CONSIDERED ABOVE AND BEYOND THE AVERAGE CANDIDATE IN THIS ROLE, YOU’LL ALSO HAVE:

  • A current or in-progress PMP certification
  • Experience in construction purchasing or construction sales, supply, and/or warehouse management
  • Ability to conduct business in spoken and written Spanish
  • An understanding of land development local market construction costs and trends for estimating and cost analysis reporting
  • Experience in real estate finance and/or planning

Your work environment and physical demands: .

  • Depending on the position’s responsibilities, you may be eligible for remote/hybrid work based on performance, and access to essential work-related resources.
  • While in the office, you will routinely use standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines.
  • An office-based role means that your day will be mostly sedentary, with some time spent moving files, open filing cabinets, bending, and/or standing on a stool as necessary.
  • Occasionally you will travel between other Habitat locations, construction sites, or temporary worksites.
