Description High-Growth QSR Brand | Preferably NY/OH/MI based We’re on a mission to scale one of the fastest-growing drive-thru coffee concepts in America — and we’re looking for a Director of Real Estate to help fuel that expansion from the ground up. This opportunity is with a rapidly expanding multi-unit quick-service restaurant platform developing locations across Michigan and New York. Our Impossible Goal: 200 locations by 2028 generating over $500M in revenue. Achieving that goal means securing 40+ prime sites annually — fast. We need a leader who thrives on high-velocity execution, competition, and market domination. This is not a back-office role. You’ll be on the ground, in-market, making deals happen — identifying and locking down winning sites, building a powerful pipeline, and converting strategy into signed LOIs. Requirements Role Responsibilities Market Strategy & Site Development Develop and maintain a rolling 18-month pipeline across all key territories Create territory plans that support 10–15 locations per DMA per year Prioritize drive-thru-friendly, pad-ready, high-visibility, high-traffic sites Deal Execution & Negotiation Lead site identification, due diligence, LOI negotiation, and lease signing Ensure site economics are within budget Own end-to-end real estate process up to lease execution Broker, Developer & Landlord Relationships Build and manage a network of trusted brokers with clear performance metrics Foster relationships with landlords and developers to unlock off-market deals Represent the brand with professionalism, urgency, and confidence Internal Alignment & Communication Work cross-functionally with Construction, Legal, and Ops to ensure handoffs are clean Keep leadership updated weekly on pipeline velocity and potential blockers Bring a problem-solving mindset — not just reports ________________________________________ Success Metrics 40+ new sites secured per year LOI-to-lease cycle < 30 days Sites meet brand location standards and are within target capex budgets Broker and partner performance managed via clear KPIs ________________________________________ Compensation & Benefits Base Salary: $140,000 – $175,000 depending on experience Performance Bonus: Up to 20% of base salary, tied to site delivery volume and timing Equity/Upside: Potential participation in long-term growth incentive plans for top performers Benefits: Full health, dental, and vision; 401(k) with match; paid time off; travel/mileage reimbursement ________________________________________ Ideal Candidate 5–10+ years experience in QSR or multi-unit real estate, ideally with drive-thru or pad site experience Track record of delivering high-volume, multi-market site pipelines Understands urgency, ownership, and how to move with speed without sacrificing quality Able to work independently, set direction, and build momentum in new markets Comfortable working directly with founders and C-suite in a fast-paced environment Mission-driven — someone who wants to be part of something massive ________________________________________ This is a defining role.
