We are seeking a dynamic Director of Real Estate to lead enterprise-wide real estate operations, including property management, lease negotiations, and strategic space utilization. Position Summary The Director of Real Estate directs transactional real estate, property management, and space utilization operations for the Orlando Health enterprise-wide. Responsibilities include lease negotiations for owned and externally leased commercial property, lease administration, development and implementation of budgets and organizational real estate policies and procedures, maintenance of real estate databases, and all property management functions related to owned and leased facilities. Essential Functions Oversee daily real estate operations, including transactional activities, policy enforcement, and compliance standards. Negotiate real estate contracts (leases, renewals, subleases, purchase/sale, options & exchanges) in conjunction with third-party brokerage partners. Supervise property management team for day-to-day management of real property assets. Prepare and monitor real estate budgets; conduct financial analysis for real estate activities. Review contracts, leases, deeds, mortgages, and other legal documents with legal counsel; act as liaison to outside legal counsel. Manage real estate data/lease administration software and ensure accurate financial reporting. Direct lease administration duties, including vacant space preparation, construction management, and commission coordination. Enforce rental collection policies and monitor tenant compliance. Track insurance, tax assessments, and exemptions; supervise tax review process. Estimate market value and rent in collaboration with brokerage partners. Supervise space planning team to support clinical and corporate departments. Assist Finance Department with contract terms related to deposits, payments, and Medicare reimbursement allocations. Prepare real estate summaries for executive and board decision-making. Monitor real estate market for new opportunities and stay informed on industry developments. Serve as primary contact for third-party property management partners and ensure compliance with property management plans. Conduct periodic property inspections to confirm lease compliance and upkeep. Maintain accurate data on physical assets and collaborate with Corporate Engineering for building systems and vendor contracts. Monitor tenant satisfaction and implement cost reduction strategies. Produce monthly and annual financial and operational reports. Maintain strong relationships with tenants and owner representatives. Education/Training Required: Bachelor’s degree in Business Administration, Finance, Real Estate, Engineering, Architecture, Planning, or related field. Preferred: Advanced degree or certification in commercial real estate. Experience Seven (7) years of experience in commercial real estate, including five (5) years in property/facilities management or business management. Prior Central Florida real estate and supervisory experience required. Demonstrated experience managing external partner relationships (architects, engineers, appraisers, brokers, consultants, attorneys). Why Orlando Health?
