Description The Director of Real Estate leads Xiente’s property development and property management functions, ensuring that new projects are delivered on time and within budget while existing assets are maintained to high standards. This role manages real estate acquisition, financing, construction, leasing, and ongoing operations of properties in Xiente’s portfolio.By aligning real estate strategy with organizational goals, the Director of Real Estate ensures that housing and community assets directly advance Xiente’s mission of promoting economic mobility, financial empowerment, and digital literacy. This position requires strong development experience, deep knowledge of affordable housing and community facilities finance, and operational expertise in property management. Requirements 1. Lead all phases of real estate development projects (acquisition, financing, construction, lease-up) with 90% of projects delivered on time and within 5% of budget. 2. Manage property management operations across the portfolio, ensuring occupancy rates of 96% or higher. 3. Oversee compliance with local, state, and federal regulations, maintaining zero major findings in inspections or audits. 4. Develop and monitor annual capital improvement and operating budgets, keeping actuals within ±5% of approved budgets. 5. Negotiate and close financing and partnership agreements, securing at least 2 new funding sources annually to support development. 6. Direct vendor and contractor relationships, ensuring 95% on-time delivery of contracted services. 7. Implement preventive maintenance programs across all properties, reducing emergency repairs by 10% annually. 8. Maintain an up-to-date development pipeline, reporting quarterly on project milestones and funding status. 9. Ensure all property and development activities align with Xiente’s mission of expanding affordable housing and community services, including planning of real estate activities for the current fiscal year and for the next 5 years. 10. Engage residents and stakeholders in the planning and design of new developments to ensure community needs are met. Build and maintain relationships with public agencies, community partners, and financial institutions to expand development opportunities. 11. Conduct portfolio performance analysis annually to identify underperforming or high-potential assets. 12. Represent Xiente in housing coalitions, planning committees, and policy advocacy efforts that impact affordable housing. 13. Identify and implement at least 2 process or system improvements annually in real estate development or property management operations. 14. Perform any other task requested by the supervisor related to Real Estate or Property Management. Qualifications and Experience Requirements: ? Bachelor’s degree in real estate, Finance, Urban Planning, or related field required, master’s preferred. A suitable level of experience can be substituted for education requirements.? Minimum of 7 years’ experience in real estate development, with at least 3 years in property or asset management.? Demonstrated success in affordable housing, community development, or nonprofit real estate projects.? Strong understanding of LIHTC, NMTC, HUD programs, and local/state funding sources.? Experience managing multi-million-dollar budgets and complex capital stacks.? Strong vendor management, contract negotiation, and compliance oversight skills.? Excellent communication and leadership skills with the ability to collaborate across departments and with external partners.? Eligible to pass Pennsylvania clearances (Child Abuse, Criminal History, FBI, and National Sex Offender).?
